Full Description

One-storey house with all comforts in the centre of the fishing village of PORTOPALO DI CAPO PASSERO (province of Siracusa), ready for immediate occupancy

The house

In the historic centre of this coastal village, in the immediate vicinity of restaurants, bars, pharmacy, schools and shops and only a few steps away from the beach and the enchanting island of Capo Passero, this pretty, sunny house in excellent condition is for sale.

The house is immediately habitable, equipped with all amenities and with an excellent layout on one ground floor. The house is ideal for a family, but has also been used in the past as two independent flats with separate entrances.

The house is in the heart of the village and was completely renovated in 2003, leaving the charm of a historic house intact and modernising it. Since then, the house has been occupied by both the Swiss owners and holiday guests. Guests of this house are impressed by the cosy ambience, the height of the rooms conveys a feeling of space and freedom, guests describe the house in the reviews as a jewel, a gem.

The main rooms are a large living room with a high roof, which was deliberately left at the original height of 5.00 metres, and a spacious eat-in kitchen. The house has two bedrooms and two bathrooms. A fairly large storage room is available on the ground floor, in addition there is a large storage room under the roof which is used to store various goods and items that are not used on a daily basis.

All rooms have independent air conditioning with inverter technology, with cooling and heating.

The house has two entrances: a main entrance in Via Francesco Garrano 74 and another entrance that leads to the inner courtyard (house number 13 Ronco 1, Via Principe di Piemonte). The courtyard is shared by the owners of the few neighbouring houses; we also use it to hang up laundry. From the main entrance you can see the sea.

DESCRIPTION OF THE HOUSE in its current state:

GROUND FLOOR: Entrance hall, large living room and kitchen, utility room. Separated by a door, there is then a hallway leading to the two bathrooms and the two bedrooms.

Under the roof there is a room used for storage.
The house is built on an area of 92 square metres and was completely gutted and renovated in 2003. The entire interior was redesigned with fine materials and artistic majolica from Caltagirone, and the roof was renovated. In the years that followed, the house was continuously maintained and renovated. All the work carried out over the years has been well documented by the architect and contractors, and all the municipal authorisations have been obtained.

The house has great potential for expansion; it is located in a zone where 2 additional floors can be built and extended if required.

The neighbourhood

Portopalo di Capo Passero is a municipality in the province of Siracusa (Sicily). Portopalo di Capo Passero is a coastal village with one of the most important fishing harbours in Sicily. The village is quiet and in summer it fills up with Italian and foreign tourists without ever being overcrowded or noisy. The view of the island of Capo Passero is impressive and breathtaking, and even after years the eye never tires of marvelling at the landscape.

Right in the village is the old harbour with the Scalo Mandrie beach and the "Terrazza dei due Mari" square with a playground. Nearby, other beautiful beaches and the inviting sea offer endless opportunities for entertainment and relaxation. The village is close to the baroque towns of the Val di Noto, UNESCO sites in eastern Sicily. Just a few kilometres away is Marzamemi, a much-visited coastal village known far and wide for its intact centre, the Tonnara, the marina, and for the frequent visits of celebrities.

The nearest well-known UNESCO cities are Noto, Scicli, Modica, Ragusa and Siracusa.

The 2 nearest airports are Fontanarossa (Catania) and Comiso, both about an hour and a half away.
