What is Equity Release?

The concept of equity release is a well-established and widely accepted means of releasing value from a property. The forms of equity release we endorse are ideal for those who are asset-rich but cash-poor and generally elderly.
The Spanish equity release market is in its infancy and primed for huge growth. As a comparison, in 2019 the U.K. equity release market had matured to enable up to £4 Billion in cash to be released against private housing wealth of over £4 Trillion (figures provided by the Equity Release Council established 1991).
We believe that due to demand created by the uncertain financial environment in 2021, the figures for equity release will have increased dramatically. The advantage as ever lies with early movers as the best deals are secured in developing markets.

What Do We Offer?
SHO via JJC Capital Partners are offering a proposition unique in the Spanish Finance sector. Essentially the offer is to buy discounted properties by as much as 50% to hold for a period of time with full legal ownership until the resident seller passes or moves to nursing home.
This not only presents the investor with a great return of up to 100% or more (assuming modest capital growth) but also helps deliver societal good by allowing elderly people the peace and dignity to remain in their homes and enjoying a well funded twilight.
Investors will get in before the market matures if they act now. Already, years ahead of schedule, authorised by the BANK OF SPAIN* we are offering our investors a valuable opportunity to enter this high-demand sector for a relatively modest investment.

The current owners reserve the right of use and enjoyment of the property for 2 years. After the 2 years are due, they have to leave the house. The property has a market value of 560.000€.

Once the sale of the bare property has been formalised, and during the 2 years usufruct period, the expenses of the property will be distributed as follows:

The buyer will start to assume the annual Real Estate Tax and the building insurance.
The seller (usufructuary) will continue to assume the maintenance costs, the community expenses and the costs of the utilities (electricity, water, etc.).
Villa description:

Entering the garden of Villa Jas from the road (Avenida del Pilar) you can turn right and walk along a patio area, then on turning left you will see the raised seating area outside the lounge. Looking to the wall on the right-hand side you can see the fishpond, built against the wall. Slightly further on there is a grass area and then the large swimming pool which is kidney shaped with steps leading down into it. Walking slightly to the left round the corner of the house there is a private sunbathing/seating area with a built-in barbecue.

Entering the garden from the main gate and turning left in the opposite direction is another grass area with a washing line (near to the front door of the house). Go through a small gate next to the wall on the left-hand side of the house and you will see the well (not drinking water). Carrying straight on along the left-hand side of the house you will find two sheds. You will see the garage door where there is room for one car and a door leading into the house. There is an electric gate (operated with a remote control) which leads to the road outside.

Entering from the front gate and into the house, walk up the path to the metal gate and front door. Once inside the house there is a large room which comprises the hallway, lounge and dining area. Turn right into the lounge area; the dining area is at the other end of the room. The kitchen door is opposite the front door. The kitchen has two windows looking out to the grassed barbecue area. On the left-hand side of the kitchen is another door which leads to the utility room and also the door into the garage. In the utility room there are two large water tanks with a separate motor – this can be used if the water is cut off.
