This cottage built in 1968 is located in a gorgeous spot, with no immediate neighbours, set in the middle of its flat grounds of almost an acre and it benefits from beautiful views of the surrounding countryside. It would make an ideal holiday home thanks to its quiet setting on the edge of a small hamlet. It is set back from the road, which only has very little traffic anyway.

Although the house is habitable, its interior is original. The build and roof are in good condition. The house will need updating but as it is not big, the costs should remain under control. The current layout is on a single level, with an entrance, either via the 107ft2 south-facing kitchen or via the 200ft2 north-facing living room. From the kitchen, the central corridor allows access to a 34 1/2 ft2 bathroom, a separate toilet and the living/dining room. Finally, two bedrooms each of approximately 110ft2, one with access to the corridor and the other to the living room. This layout can be easily altered and improved on because there isn't any internal load bearing wall.

The house is easy to heat. Heating is provided by a wood fuelled range in the kitchen. The gas boiler is about twenty years old, heats the rest of the house and is also in the kitchen, above the sink. The gas tank is located on the side of the house.

The attic is not suitable for conversion due to the shape of the roof frame. The attic floor is insulated with glass wool and the exterior block walls are doubled with an interior brick wall.

There are single-glazed wooden doors and windows throughout the property.

There is a crawl space under the living room and one of the bedrooms, accessible from an outside door.

A side iron double entrance gate gives access to the fully fenced in land. There are large chestnut trees in the front garden and several fruit trees in the back. There used to be an outdoor laundry sink that was fed from a neighbour's underground spring, but it is no longer connected.

There is a stone outbuilding immediately to the right of the gate. A 215ft2 single car garage / workshop with electricity. There is a wood shed behind it, part of the same building. Above the garage, a room is accessible via a door located in the shed, perfect for storage. There are old rabbit hutches next to the shed. The roof is made of corrugated iron, basic but rain-proof.

Naturally, this property isn't about luxury, but it is in a fantastic little spot, from which emerges a real feeling of serenity.

The closest shops, primary school, sports facilities are 3 miles away.

Drive for a quarter of an hour to get to the Supermarket.

Limoges is a 45-minute drive away and Bellegarde International Airport is 55 minutes away.

The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.
