This Detached House was built in 1968 may not have the charm of old stones, but it is in a privileged place, without neighbours, in the middle of its flat ground of 3500m2 and it benefits from a beautiful view of the surrounding countryside.

It would make an ideal holiday home because located in a very quiet hamlet, set back from the road, which sees only very little passage. Although the house is habitable, the interior is in its original state. The frame and the roof are in good condition. It will be necessary to envisage work, but the surface to be renovated being modest, the works will therefore be less expensive.

The current layout is on one level, with an entrance, either by the kitchen of 10m2, south side, or by the living room of 18.5m2, north side. From the kitchen, a release gives access to a bathroom of 3.2m2, a separate WC and stay. Finally, two rooms of approximately 10m2 each, one with access to the release, the other to stay. This arrangement can be easily remodelled because there are no interior load bearing walls.

Heating is provided by a wood stove in the kitchen. The gas boiler, in its twenties, heats the rest of the house and is in the kitchen, above the sink. The gas tank is located on the side of the house.

The attic is not suitable for conversion due to the shape of the frame. The attic floor is insulated with glass wool and the exterior brick walls are lined with an interior brick wall.

The openings are single glazed wood. There is a crawl space under the living room and one of the bedrooms, accessible from outside.

A side portal gives access to the land, which is completely fenced. There are large chestnut trees in the front and several fruit trees in the back. There used to be a wash house with access to a neighbour's spring, but it was blocked. There is a stone outbuilding immediately to the right of the gate. It is a garage / workshop of 20m2 with electricity. Just behind, a wood shed. Above, a room accessible by a door located in the shed, allows storage. There are old rabbit hutches adjoining the shed. The roof is corrugated iron. Of course, we are far from luxury, but we are in a little corner of paradise, from which emerges a real feeling of serenity.

The first shops, primary school, sports facilities are 5 kms away. Allow a quarter of an hour to go to the Supermarket. Limoges is a 45-minute drive away and Bellegarde International Airport is 55 minutes away.

La Croisille-sur-Briance is a lively village with a central square with a small supermarket, pharmacy, bakery, restaurant and bar / cafe. The village has a public tennis court and a pond / lake.La Croisille-sur-Briance is known for its big fair, held every 18th of the month, which attracts many visitors from the region. A large supermarket and other amenities can be found in less than 10 minutes away in Chateauneuf la Foret.

The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.
