This lovely stone cottage has a lot of character with its flat clay tiled roof typical of the 'Perigord', it hass recently repointed walls, its pale blue shutters and it will make a pretty holiday house once some necessary renovation work has taken place. But what a view from the front door.

The original cottage was smaller and only consisted of a couple of rooms, a kitchen and a bedroom, but in 1996 the owners decided to renovate and extend it by adding a further 2 rooms.

The former kitchen, with its large open fireplace, became a 215 ft2 living room with exposed ceiling beams, a tiled floor and the 204 ft2 bedroom was kept with 2 tall wall cupboards on either side of the fireplace, a plastered ceiling and its renovated original oak floorboards.

Behind the living room, a doorway has been opened through the house's thick old external wall, and you get into the 183 ft2 kitchen-diner with a double glazed window to the back garden. This would be a good spot to create a conservatory / veranda with a connection to the existing kitchen as the land at the back of the house is open and flat.

The kitchen is simply fitted with a sink, a gas cooker, a big cupboard and finally a cabinet with a worktop which separates the kitchen area from the dining area. One stone wall is exposed, there are exposed ceiling beams and a tiled floor, as in the 91 1/2 ft2 bathroom next door, which is fitted with a bath, a sink and a toilet.

There is a small wine cellar under the bedroom which also houses the electric hot water tank.

On the first floor, the 323 ft2 attic could be converted into one or two extra (bed)rooms.

The front roof of the house is old and damaged tiles will need to be replaced. The back roof is laid with slates, some have slipped or are damaged, so this will also need attention.

The house is connected to an (not up-to-date) individual septic tank. The current living space is 700 ft2. It could be increased by converting the attic, as suggested above, and / or the 1000 ft2 barn that is on one side of the house. Its walls are in good condition and it has a slate roof, of which some of the tiles need to be hooked back into place.

There is only one neighbour on the right-hand side of the property and it is a holiday home, otherwise the property is bordered with meadows on three sides.

The property's land is almost an acre in size, 2/3 of it are flat and at the back of the buildings, 1/3 in a gentle slope in front of the buildings is fenced in and gated. An underground spring runs on the property and feeds into a well, this is ideal to water the plants of your future garden!

The view could be best described as an elevated, open and panoramic view which spreads in front of you for several miles. This is thanks to its raised location from the public path, overlooking the surrounding meadows, woods and hills.

The property lies in the Millevaches Regional Park just over 2 miles of a village with local shops and a public fishing pond and 15 minutes from a large village with a supermarket and a swimming lake. The Vassiviere boating lake is a 50 minute drive. Limoges is 40 minutes away and it will take 50 minutes to reach its international airport.
