REDUCED in price - Characterful East-West facing stone forge from the late 19th Century, which ground floor has been converted into a 540ft2 independent studio flat, perfect for entertaining friends, family or for renting as a holiday guesthouse. The first floor ie. the old forge's accommodation has been converted into a 650ft2 apartment with a mezzanine. There is a very inviting terrace with a canopied stone part, a fenced lawned garden that's easily maintained, a great spot to enjoy the beautiful views of the surrounding countryside.

From the original forge, only part of the fireplace remains. This is where the wood stove is now fitted. The old wooden windows and doors have been renovated to retain the authentic charm of this type of building. The two gable walls have been left exposed, but have been pointed and painted in white, as have the exposed ceiling beams. It has a very decent ceiling height of 9'8'. The main living room is very bright thanks to its openings on either side of the building. It has a total living area of 485ft2 and is made up of a double bedroom alcove, a kitchen area with elements hand-made by the owner and a lounge area. The centre of the room is spacious and will easily accommodate a large kitchen table. There is a 53ft2 shower room with a single washbasin cabinet with integrated storage, a large tiled walk-in shower, a washing machine and a toilet. There is a light oak effect laminate flooring throughout the studio.

The apartment on the first floor is accessed via an external stone staircase with a tiled canopy above the front door. You step directly into the 340ft2 living room with a kitchenette, which furniture was also handmade by the owners. Part of the floor of the former attic above has been removed so that the main room opens up to the roof, which frame has been left exposed to reach a height of nearly 16 1/2 feet. There is a built-in fireplace that heats the whole living space.

To one side, a 113ft2 alcoved master bedroom with a raised pine floor and exposed ceiling beams. Then a 64 1/2 ft2 bathroom with a countertop washbasin, a shower cubicle, a toilet and an electric hot water tank. In the mezzanine, accessible via a steep wooden staircase, there is second 133ft2 bedroom.

The house's electricity has been completely redone, as well as the plumbing. The outer walls have been fully pointed.

The insulated roof and its frame are both in good condition. The only negative is the septic tank, located in front of the house, which needs to be updated. Outside, a 194ft2 breeze block built semi-detached garage can store all your gardening and DIY tools.

The house's position is slightly set back from and above the hamlet road. There is a double wooden gate to let the vehicles through so that they may park within the fenced area.
