Approximate return of 4,500€ (after letting charge for bookings, check in and check out, key handover etc.) Annual ground rent = 2,750€ – so you can start to recoup your holiday home outlay and keep using the home during vacant times in the meantime.
The Letting Package is a 50 / 50 split, Toscana village meet all of the up front costs of advertising and marketing so there are no costs to the customer for this, the costs are covered by our 50% and this is balanced with the consumption.
Example;
One of our 3 bedroom superior homes had an income of 10,365€ per annum. Charges to consider: cleaning = 832€, commission to external booking company = 942 €, consumption of electricity, gas and water = approximately 359€. Remaining balance = 8,232€. 50% = 4,116€.
Producing an income of 1,366€ after annual service fee of 2,750€ is paid out of the remaining balance.
