Full Description

REDUCED in price - A rare opportunity to acquire an established and very successful Bed and Breakfast business (or could equally be run as a Guest Gite) which offers superior accommodation in a lovingly restored barn retaining many original features and is in one of the most sought after locations in the Charente.

The property offers a character 3 bedroom (fully renovated and all en-suite) 'Chambres D'Hotes' business with private walled gardens and an independent main home with 3 bedrooms (each en-suite), dating back in parts to the 16th century. Oil central heating for both properties and connected to mains drainage.

Being busy all year round is not a surprise with the business running in the beautiful village of Verteuil-Sur-Charente where the stunning chateau overlooks the river Charente. In this quintessentially French village there are 2 restaurants, a wine bar (selling local products and some amazing Cognacs), a riverside 'salon de the', a convenience store, bakers, post office, florist, brocante, art gallery and of course hairdressers and pharmacy.

4 steps from the property and a keen fisherman would be in his/her element as the river passes by, but offers no risk of flooding to the property. In fact just the gentle cascade of the river is extremely relaxing and provides the property with the most idylic village setting of peace and quiet, yet a 2 minute walk to the commerce etc.

The department of Charente is located in the centre-west of France and is part of the Poitou-Charentes region along with Deux Sevres, Charente Maritime and the Vienne department.

Its name as is often the case comes from the river Charente which snakes through the department. Two local dialects are spoken in the area, Saintongeais in the west and Occitan to the east.

Charente is a thriving department for several reasons, Cognac production is one of the most interesting and profitable industries, the export level of approx. 95% is a success, the consumption in France being only 5% (some say they keep the best 5% in France!).

The department has many typical towns, Angouleme in the south east for example hosts an international festival that attracts hundreds of visitors and is not to be missed.

The region is popular with hikers, bikers and nature lovers who like to discover the woodlands, lakes and streams that are part of this amazing landscape.
