TOURISTICO CONDITIONS
Owners may occupy their villas for 11 months each year - owners must rent out for a minimum 1 month in each year.
Owners of Villas are entitled to a full refund of the 21% IVA (VAT) paid on the purchase because villas at ‘Residencial Las Islas’ are designated by the Tourist Authority of the Region
of Murcia as tourist rental properties.
The refund is paid in full during the first 12 months of ownership provided that the villa has been
rented for a minimum of four weeks during that year. The Accountant’s fees for this are included in
the purchase price of the villa.


RENTAL CONDITIONS
All the properties at ‘Las Islas’ must be rented by a dedicated property rental company. We have
registered a Spanish rental company named ‘Year-round Sunshine SL’ to administrate the rentals and
claim the refund of all IVA/VAT paid.
Year-round Sunshine SL already has an offer for the rental of the entire site from the leading
international holiday rental company named Novasol and an estimate off rentals to be achieved can
be obtained from our office.
Reclaim operating expenses against income tax on rental property
According to Spanish law, tax is payable at 25% on all rental income. However, there are a number of
expenses which can be legitimately claimed against this tax such as cleaning, laundry, property
maintenance, electricity and water charges during rental periods.
