The villa, built in 1973, has a private and secluded position and is not overlooked by any other property.

The private driveway takes you to pass the impressive villa on the left, and the entire valley opens up to your right; here, you can see towards Alberobello, to the fantastic area of San Marco village, to Locorotondo and Martina Franca.

The top floor of 138 sq. m is reached by staircases on both sides of the villa, with easy parking.

Walking up, you are immediately impressed by the spacious 200 sq. m terrace with stunning valley views. Part of the terrace is covered, like a veranda, allowing dining al fresco in the shade of the hot summer sun.

The accommodation on the left-hand side comprises a reception room with a fireplace, two bedrooms and two bathrooms, on the right-hand side is the larger reception room and kitchen, to be fitted. Plus two further bedrooms and two bathrooms. The kitchen has rear access to the BBQ area.

On the ground floor of 30 sqm is a single room with a fireplace. This may be converted to a self-contained apartment.

In front, there is a perfect spot to install a pool.

The garden area surrounding the villa is 2000 sq. m

Towards the fence is a sightseeing spot, with a gate leading into the overgrown forestry area. The surrounding land is about 3000 sqm, which is sold separately. There is scope for making a staircase to the roof, enjoying an additional living area as a sundeck, and room for a Jacuzzi, under the stars, for example,e on the roof terrace. The property was used as a B & B for many years, but the Covid period led the owner to cease the business. It can be restarted, or the villa returned to private residence as a whole or split into two separate parts, enabling the possibility to live upstairs and rent the lower apartment for holiday lets.

LOCATION:

Selva di Fasano was developed mainly in the 1960s and became the Capri's of Puglia; here, you can find beautiful multi-million mansion properties mixed with the traditional trulli, modern villas of any size, and apartments. The area is above Fasano and is 400 meters above sea level. The main forestry area is protected with strict planning regulations.

There is an attractive microclimate, and the temperature is about four degrees cooler than sea level. The high altitude and hills also make the breezes stronger, The combination gives a pleasant micro-climate during the hot summer months, and quite a few residents in the town have summer houses up in Selva for this reason. Also, many properties are owned by North Italians who come during the holiday season, and more and more foreigners are discovering this exceptional quality of living here.

Selva has a village centre with grocery stores, restaurants, cafes and bars, a pharmacy, butchers, hairdressers, a tennis club, a post office and the famous Trullo church. In Selva and within a 10-minute drive, you have four hotels and 12 restaurants, some also open in wintertime.

There are many musical and market events every summer, including the open mass celebrating San Donato every year in early August, held in one of the ravines, where it was a monastery in the 18th Century. At the same time in August, a street market is held.

Selva has panoramic views of the Adriatic Sea on the easterly and westerly sides and panoramic views over the beautiful Canale di Pirro valley, part of the famous valley DÍtria. From the top, you can see Alberobello and Locorotondo. The population in summer is about 5,000, and in winter, about 500.

A short distance uphill and a few minutes to the small, famous centre of Selva di Fasano for groceries, cafes/bars and restaurants.

The main town of Fasano, with 20 000 inhabitants, has an excellent supply for all shopping needs, and here you find restaurants, pharmacies, banks, cafes, and bars. Half a dozen butchers, fishmongers, and more than 15 small fruit & vegetable shops, including mini markets in many corners.

The distance to the nearest beaches is about 15 km (17-20 minutes) downhill to either Capitolo, with its many famous beach clubs on sandy beaches or Savelletri, a small charming fishing village. Here is nice to take a pre-dinner stroll along the shore, have a drink at a seaside terraced bar and dine at one of 10 restaurants serving fresh seafood, fish and vegetables.

The property has the advantage of being centrally located between areas of interest such as the mile-long caves of Castellana; the archaeological excavations of the Roman Egnatia by the Adriatic coastline; the Trulli houses of Alberobello-an UNESCO world heritage site: Locorotonto, with its charming old town and famous music festival during the first weeks of August; the beautiful white city of Ostuni, located on top of a hill with fantastic sea views; the medieval town of Oria; the wealthy baroque town of Martina Franca; the petite and charming Cisternino, with great valley views; the Zoo Safari Park of Fasano (lots of fun for children and adults alike); the old town by the sea and caves of Polignano a Mare, well known also for its tasty ice-cream; Grottaglie famous for its ceramics and ancient stone carvings; the famous baroque city of Lecce which is called the Florence of the south; and much more.

By air, there is a choice of two international airports, served by Alitalia, Ryanair, Easyjet, BA, Swissair, and others, both easily reached; Bari in the north in about 60 minutes and Brindisi in about 45 minutes in the south. Both cities have ferry traffic to Greece, Albania and Croatia, so it's possible to make weekend trips across the Adriatic Sea.

Bari, the Commercial capital city with 250 000 inhabitants, offers the best shopping, a grand opera house called the Petruzzelli teatro, and a large medical city centre with many museums. Just north of Bari lies a little town called Giovinazzo, a true gem right by the sea. Further north is Molfetta Outlet, a famous shopping galleria and 20 minutes further is Traini, a sophisticated town with a beautiful half-moon bay & marina. Continue north to Castel del Monte, the mystical castle Frederic II built in the 12th Century.

Within a 2,5 hour drive to the north lies Gargano, the peninsula called the spur of the Italian boot. Gargano forms a significant nature and wildlife reserve and offers hiking and scenic trips around the peninsula. From here, there are daily boat trips to the small Tremiti islands.

LIFESTYLE AND CULTURE:

The Italian lifestyle means many things, especially socializing; the home is used for sleeping and breakfast, and the Italians go out for enjoyment and dining. Based in Selva di Fasano, there is so much you can experience, like early morning markets in the small towns, music festivals, religious carnivals, beach life, historical tours in the main towns, cooking classes, learning Italian at language schools, dining at the many country and seaside restaurants, and nightclubs at the beach clubs of Capitolo.

SPORTS:

As Apulia is a peninsula surrounded by two seas- the Adriatic in the north and the Ionic in the south - water sports dominate in the area; sailing, yachting, water skiing, kite surfing, swimming & beach life. Golf has five good courses, and San Domenico- a 15-minute car drive only - is world-class (PGA 2014 Challenge Final). Tennis (there is one tennis club just minutes away from the villa in Selvacentrer,) horseback riding, hiking and bicycle tours are other options for the the active-minded. Squash clubs are located in Bari, Bitonto and other places.

THE WEATHER:

Being south, Apulia has warmer weather than Northern Italy; even in the "winter months" of December to February, the average number of sun hours per day is four and 10-11 sun hours per day in June-August! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia, think you will spend much more time outside than inside and at home. Therefore, you will need plenty of terrace space, pergolas etc., at your Apulian property, and also, cooking facilities outside are convenient.

The water temperature at the beginning of May is, on average, 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Where ever you are in Apulia, you can reach the shores within 30 minutes!

WHY BUY IN APULIA?

Apulia has until recently been called the hidden treasure of Italy, unknown to most tourists who come & stay in Rome, Florence, Venice and the Italian Riviera. However, all this is rapidly changing because of massive investments in the infrastructure, such as the improved motorways, enlarged airports and the introduction of low-cost airlines such as Ryanair and Easyjet. The property prices are low in Apulia, which means value for money at bargain prices for international buyers. We see more and more foreign visitors coming to Apulia, and in our opinion, investments will show good growth in value because of the increased demand. Also, for northern Italians, Apulia has become the most popular holiday destination for Italians. But rest assured, no tourist villages will ever be built because, in Apulia, the coastline is protected; people are against modern developments which do not fit into this historical landscape. Therefore, prices are bound to rise with increased demand for a fixed and limited number of properties,

WHY BUY FROM CASAPUGLIA?

Firstly we are an English-speaking agency based in the middle of Apulia with local experience and can guide you to get the right property at the right price.

Secondly, we have personally inspected every property we recommend buying and do not list hundreds of properties but a smaller selection of properties that offer good value to the buyer. In Apulia, many properties are offered at unrealistic prices, but we say no to sellers who want us to list properties for sale at silly prices.

We have many years of international property experience, including ten years in London, and we see investments in Apulia from a global perspective. We have been active in several EU property markets and specialize in property management to ensure well-maintained property for growth in property value.

We have a comprehensive range of local services:

- acting for the buyer - and not for the seller - by searching the market for the right property, negotiating the price and giving advice through the buying process leading to the completion of the purchase

- property management; we look after your property when you are away and ensure it is in perfect condition when you arrive. We will prepare a maintenance plan for annual maintenance and repairs of your property, which is essential to maintain and increase the property's value

- project management; we can be your local representative and manage any renovation or refurbishment. We will advise on value-added measures to further enhance your property's capital growth.

- lettings- we can assist you in letting your property and checking in your tenants, deposit taking, checking out & inventory control.
