Property Description

This excellent property is for you who want a problem-free modern holiday home or the perfect retirement home in Apulia.

It is a wood house by Rubner of 104 sqm, built in 2009, in perfect condition. Built on a raised concrete platform with modern thermal insulation and double glazing, this prefabricated house has excellent heat insulation and absolutely zero humidity. Compare this advantage with the typical humidity issues and rising dampness in most stone houses in Apulia!

The accommodation comprises three bedrooms (14, 14 and 9 sqm, respectively) and two bathrooms, of which one is ensuite. The main bathroom has terrace doors facing the poolside and also a walk-in closet. The open-plan kitchen has a separate larder. The house has an impressive high wooden beam structure in the spacious living area of 38 sqm.

There is an A/C in every room, as well as the bathrooms.

All windows and doors have lockable wooden blinds.

The wide terrace surrounding the house is partly covered by the extended house roof, which protects the house against the sun and heavy rain. The roof is tiled and gently sloping. There is a short pathway to the swimming pool with a smart-looking wooden deck area and decorative stone walls illuminated by night.

To the right of the driveway is a garage and storage room

The garden area surrounding the house is about 2000 sqm. In addition, with fencing, an open field of about one hectare is included in the property. The total area is 12355 sqm.

The property is sold with all contents, including all furniture, fittings, BBQ, table tennis, and all garden equipment, including a riding lawn mover. The value is indicated at 50,000 Euros for all and included in the fixed price of 450,000 Euros.

The villa has been used for family holidays and has never been rented.

The property is located on a quiet country road with hardly any traffic. The nearest neighbours are farming Masserias, with well-kept premises and impressive main houses.

TECHNICAL

The building was constructed in 2009 and comes with a habilitation certificate.

Double glazing, with mosquito nets.

Remotely controlled gates.

Security alarm system

The property is connected to mains electricity and has 11 kW capacity.

A/C units in every room for cooling/heating.

Woodlog burner in the living room.

Fresh water is delivered by direct pipe connection from the nearby Masseria.

A gas boiler produces water.

The kitchen cooker runs on gas.

A gas tank of 1,5 m3 is in the garden. Refilling is done by truck delivery.

There is a biological Imhoff-type septic tank. The location is in the countryside, about five km west of Noci, a town of 19,000 inhabitants with all amenities. Noci is halfway between Alberobello, the famous capital city of the trulli houses (a UNESCO World Heritage site), and seaside resorts, such as Polignano a Mare, Monopoli and Capitolo, well-known for its many beach clubs and seaside restaurants. Noci is a halfway point between the two seas (28 km from the Adriatic Sea and 35 km from the Ionian Sea). This is an excellent starting point for those who want to bike between land and sea along the Itria Valley Cycling Network. Noci is also called "the city of the three bell towers". Whether you come from the Ionian Sea or the Adriatic, you can see the three bell towers first and then the rest of the city.

WHAT MORE TO SEE

Polignano a Mare is a town which stays open the whole year round! There are many places in town where you can find your groceries, fruit & vegetables, the local butcher, fish mongers, cafes and the ice cream parlours- which Polignao is famous for. You will also find many bars, restaurants, and shops. The beautiful seaside old town is built on a high peninsula with cliffs down to the sea. Polignano is one of the top spots in all of Apulia.

Polignano has a train station in town, and you can take the train from Bari airport. The train service enables one to go to places like Monopoli, continue to Brindisi, and visit Lecce, a beautiful baroque town - the Florence of Puglia.A bigger town close to Polignano (8 km) is Monopoli by the sea - with supermarkets and all amenities. The old town is charming and offers a pleasant walk along the seaside promenade, passing the two harbours.

The property is close to the main attractions in Puglia - the mile-long caves of Castellana Grotte, the archaeological excavations of the Roman Egnatia by the Adriatic coastline between Capitolo and Savelletri, an upmarket seaside town with an excellent range of restaurants. Not far away, you find the trulli houses of Alberobello- a UNESCO World Heritage site; the beautiful white city of Ostuni, located on top of a hill with fantastic sea views; the medieval town of Oria; the wealthy baroque town of Martina Franca; the petite and charming Cisternino, the Zoo Safari Park of Fasano (lots of fun for children and adults alike); Grottaglie, famous for its ceramics and old stone carvings. To Matera- the famous cliff town and a UNESCO World Heritage site, it is about 1,5 hours drive.

By air, there is a choice of two international airports, served by Ryanair, Easyjet, BA and others, both easily reached: Bari in the north in about 45 minutes and Brindisi in about 70 minutes in the south. Both cities have ferry traffic to Greece, Albania and Croatia, so it's possible to make weekend trips across the Adriatic Sea.

Bari, the Commercial capital city with 250 000 inhabitants, offers the best shopping, a grand opera house called the Petruzzelli teatro and a large medical city centre with many museums. Just north of Bari lies a little town called Giovinazzo, a true gem right by the sea. Further north is Molfetta Outlet, a famous shopping galleria 20 minutes further, Traini, a sophisticated town with a beautiful half-moon bay & marina. Continue north to Castel del Monte, the mystical castle Frederic II built in the 13th Century.

Within a 2,5 hour drive to the north lies Gargano, the peninsula called the spur of the Italian boot. Gargano forms a significant nature and wildlife Reserve and offers hiking and scenic trips around the peninsula. From here, there are daily boat trips to the small Tremiti islands.

LIFESTYLE AND CULTURE:

The Italian lifestyle means many things, especially socializing; the home is used for sleeping and breakfast, and the Italians go out for enjoyment and dining. Based in Castellana Grotte, there is so much you can experience, like early morning markets in the small towns. Music festivals, religious carnivals, beach life, historical tours in the main towns, cooking classes, learning Italian at language schools, dining at the many countries and seaside restaurants, and nightclubs at the beach clubs of Capitolo.

SPORTS:

As Apulia is a peninsula surrounded by two seas- the Adriatic in the north and the Ionic in the south - water sports dominate in the area: sailing, yachting, water skiing, kite surfing, swimming & beach life. Golf has five good courses, and San Domenico is world-class (P A 2014 Challenge Final). Tennis (there is one tennis club just 5 minutes away from the villa in Selva di Fasano), horseback riding, hiking and bicycle tours are other options for the active-minded. Squash clubs are located in Bari, Bitonto and other places.

THE WEATHER:

Being south, Apulia has warmer weather than Northern Italy; even in the "winter months" of December to February, the average number of sun hours per day is four and 10-11 sun hours per day in June-August! This means you can enjoy a long season of nice weather in Apulia. When you plan to buy a holiday home in Apulia, think you will spend much more time outside than inside and at home. Therefore, at your Apulian property, you will need plenty of terrace space, pergolas, etc., and cooking facilities outside are convenient.

The water temperature at the beginning of May is, on average, 19 degrees, up to 27 degrees in August/September and 19 degrees in November. This means you & family will spend time at the beach. Wherever you are in Apulia, you can reach the shores within 30 minutes!

WHY BUY IN APULIA?

Apulia has until recently been called the hidden treasure of Italy, unknown to most tourists who come & stay in Rome, Florence, Venice and the Italian Riviera. However, all this is rapidly changing because of massive investments in infrastructure, such as improved motorways, enlarged airports and the introduction of low-cost airlines such as Ryanair and Easyjet. The property prices are low in Apulia, and inadequate means value for money at bargain prices for international buyers. We see more and more foreign visitors coming to Apulia, and in our opinion, investments will show good growth in value because of the increased demand. Also, for northern Italians, Apulia has become the most popular holiday destination for Italians. But rest assured, no tourist villages will ever be built because the coastline is protected in Apulia, and people are against modern developments that do not fit into this historical landscape. Therefore, prices are bound to rise with increased demand for a fixed and limited number of properties,

WHY BUY FROM CASAPUGLIA?

Firstly, we are an English-speaking estate agency based in the middle of Apulia with local experience and can guide you to get the right property at the right price.

Secondly, we have personally inspected every property we recommend buying and do not list hundreds of properties but a smaller selection of properties that offer good value to the buyer. In Apulia, many properties are offered at unrealistic prices, but we say no to sellers who want us to list properties for sale at silly prices.

We have many years of international property experience, including ten years in London, and we see investments in Apulia from a global perspective. We have been active in several EU property markets and specialize in project and property management to ensure well-maintained properties for growth in property value.

We have a comprehensive range of local services:

- acting for the buyer - and not for the seller - by searching the market for the right property, negotiating the price and giving advice through the buying process leading to the completion of the purchase

- property management: we look after your property when you are away and ensure it is in perfect condition when you arrive. We will prepare a maintenance plan for annual maintenance and repairs of your property, which is essential to maintain and increase the property's value

- project management; we can be your local representative and manage any renovation or refurbishment. We will advise on value-added measures to further enhance your property's capital growth.

- lettings- we can assist you in letting your property and checking in your tenants, deposit taking, checking out & inventory control.
