Let's go together to discover this superb Gascon character house, located 6 km from Saint-Clar, in Gramont, an ancient village classified as a little jewel of the Lomagne, enclave of the Gers and the Tarn-et-Garonne (6 km from Saint-Clar, 45 km from Agen and Auch, 60 km from Montauban and 80 km from Toulouse, via Valence d'Agen, the nearest motorway)
To do this, let's go back in time and bridge the gap between two histories...
Originally built on a rocky spur overlooking the Arratz valley, the first golden stone houses in this commune housed the household staff, gardeners and farmers who worked for the castle owners. From then on, manor houses and pretty hamlets sprang up all around this charming village.
Over the last two centuries, only two families have occupied this 320 m2 mansion.
In the 1980s, the current owners renovated it while respecting the remains and know-how of the past. Thus, the seven fireplaces, the two bread ovens, the sinks, the walls, the stone staircases and the old floor tiles have been preserved and enhanced.
The property has been the scene of family reunions and receptions for friends during weekends and holidays, but it was also a second home in which many beautiful memories were recorded.
To this day, apart from a palpable human warmth, it has no central heating. However, this does not mean that it has suffered from humidity or drought, depending on the heat waves or bad weather. On the contrary. The thick walls keep the house cool in summer and the fireplaces, which must be fed, warm the atmosphere and create a soft and friendly atmosphere in winter.

a large living room, east-west crossing, of 49 m2, overlooking the landscaped garden, in front of the house, is adjacent to another room of 35 m2, on several levels, where a large bread oven awaits you
a 17 m2 kitchen, where the fireplace, the bread oven and the stone sink remind us of the tables and dishes of yesteryear
a corridor, where you can see the back of the bread oven, leads to the magnificent stone staircase and the old entrance door which lead to the public road
an old garage adjoining the living room, concreted, with a surface area of about 48 m2, would offer other possibilities for conversion

On the 1st floor (about 200 m2 of old parquet flooring)

A second staircase leads to the attic. The roof is in good condition, but if you want to invest the 100 m2 (Carrez law) of attic, a revision and insulation would be necessary. Estimates are currently being prepared by well-known craftsmen in the area.
Finally, let's visit the outside...
On this 3 000 m2 land, there is a well and a dovecote on the east side, whose structure and roof are in very good condition. Inside, there are two floors of 20 m2 per level to be renovated according to your aspirations and inspirations.
In front of the house, a landscaped garden would easily accommodate a swimming pool.
