ITALY, TUSCANY, PISTOIA, MONTECATINI TERME
This detached property is nestled in the hills of the area of Nievole. Although only a few minutes drive from Montecatini Terme and its shops, bars and restaurants, this property enjoys the peace and tranquillity that the beautiful Tuscan countryside has to offer.
Originally a single unit, it was later converted into two adjoining houses. Indeed the perfect solution if you intend to rent one or both units. Should you instead prefer to have this house as a one unit, please note that it's still very feasible as the two units are only separated, and in fact connected, by two internal doors.
As for now, let's imagine the house divided into two units, Unit A and Unit B.
Unit A is on two floors: ground floor and first floor. The two floors are connected via a spiral staircase. On the ground floor there is an open space kitchen/diner (for two) with living room. The living room also has a beautiful open fireplace.
Upstairs, you will find the landing, the double bedroom and a spacious en-suite bathroom with both bath and shower.
Unit B is also on two floors: ground floor and first floor. The two floors are connected via the main staircase of the country house which is in the entryway of the house, approximately in the middle of the two units. The ground floor comprises a kitchen/diner, a living room, a shower room/toilet and a boiler room.
On the first floor instead there are two double bedrooms, one twin bedded room, and one bathroom.
Still on the ground floor, but only from outside the building, you can access the garage, which is currently more of a storage area for gardening tools.

The land around the house measures approximately 2 Hectares (almost 5 acres). There are plenty of olive trees and chestnut trees too.

One of the natural borders of the property is a beautiful stream.
The country house sits on the hill just above the area of Nievole and only a few minutes drive from Montecatini Terme. The area is in the province of Pistoia. Pistoia is 20 min drive from the country house. Although in the countryside, this property is not at all remote, there are in fact other houses nearby and towns too. Amenities such as restaurants, bars, shops and supermarkets are all within 10-15 min drive.
It is a 5 minute drive from Nievole, and 50 mins from Pisa International Airport. It is ideal both as a primary residency and as a holiday home too.
Easy access. A paved public road leads to the access gate of the property. The private unpaved driveway will take you to the house where there is plenty of room to park.
It is generally in very good condition. The garage needs some work done.
