Full Description

We have here a renovated character house overlooking the valley set amidst its own land and located in a small hamlet of the small village of Saint-Jean-Ligoure in the county of Haute-Vienne, about twenty minutes from Limoges. Its outbuildings, driveway with private parking, fenced and landscaped grounds with a swimming pool, and the calm of its environment, make it a property of choice that you should visit in a hurry! The houseRenovated between 1993 and 2010, this large house with a rustic interior comprises on the ground floor, of an entrance to the living room (21’3” x 20’3”) with an open granite fireplace and with two double French doors leading out onto the South-East-facing terrace exposed all along the house. This large room is connected to an area of 22’6” x 10’2” that has an open-plan kitchen-dining room. French doors open out onto the same terrace, but here via a pergola. The view is plunging over the Limousin countryside, for miles around! Behind the kitchen-dining room, an office (12’1” x 10’1”), a pantry / storeroom of 11’2” x 9’2” of combined floor space. On the other side of the living room, a single-floor area offers a bedroom (11’3” x 11’3”) with built-in cupboards and… French doors onto the terrace! A shower room (6 ½’ x 6 ½’) with a separate toilet and a hallway (ca. 40sqft) with fitted cupboards rounds up this independent living space.A solid oak staircase runs from the living room up to the first floor, to a landing/mezzanine (ca. 105sqft), behind which is a very practical storeroom under the eaves. To the left of this area, a nice and large games room (21’3” x 11’8”) with an exposed roof timber frame, a great space to play snooker! To the other side of the landing/mezzanine, the sleeping area for family/friends consists of a corridor (ca. 125sqft) with a separate toilet, leads to three attic bedrooms of 91 ½ sqft , 91 ½ sqft and 118 ½ sqft, one of which has a built-in wardrobe, and to a family bathroom (6 ½’ x 6’2”).A staircase runs down to the fully gravelled basement, also accessible from the outside through a double door. This houses a garage/boiler room with a 2005 oil-fired boiler and its oil tank, a wine cellar, and a storeroom.Note that all doors, windows, and shutters were replaced a few years ago and are made of high-quality aluminum. The house is connected to an all-in-one septic tank with an underground drainage bed.The outbuildings Although the original barn was converted into a two-floor dwelling, there are still a number of outbuildings on the property. Adjoining and connected to the house, a large workshop (33’1” x 23’) with a utility area and separate wintering greenhouse (13’7” x 5’2”). Then, adjoining and connected to the workshop, a stone woodshed (24’6” x 17’) with a functional bread oven. These two outbuildings have cement fiber roofs. On the other side, separated from the house by a private courtyard, there is a second set of buildings in good condition including an open stone hangar (32’ x 21’6”) with a cement fiber roof, two stone stables (17’7” x 13’9” and 17’7” x 13’1”) with concrete and cement fiber roofs and a chicken coop. The land and the swimming pool The property will undoubtedly delight its visitors with its very beautiful and very well-laid park of nearly 2 acres laid out all around the house. It is accessed via a private gravelled driveway with an aluminium sliding gate. This alley leads to a courtyard surrounded by the buildings, at the end of which sits a pretty stone fountain and its drinking trough, both fed by an underground spring. An enclosure makes it possible to keep small animals in the stables provided for this purpose and to graze them without risk of damage to the rest of the garden. On the South-facing side, the terrace overlooks its surroundings and takes advantage of the clear and distant view of the valley at its feet. In front of the terrace, a stone staircase runs down to a 26’2” x 13’1” inground swimming pool with a built-in staircase and translucent protective shutters that unfold electrically. The pool is invisible from the communal road which runs below the property, as it is hidden by ornamental bushes. Multiple flower beds give a lot of character to the well-maintained garden and a number of mature fruit trees allow you to enjoy seasonal fruits (walnut, apple, cherry, peach, etc.).Access and amenities The property is located in a small hamlet with very little traffic, twenty-five minutes from Limoges centre, for regular access and without encountering much traffic. Bellegarde International Airport is half an hour away. Saint-Jean-Ligoure has a local primary school and a multi-service bar-restaurant less than 2 miles away. The shops in Pierre-Buffière and the supermarket in Saint Hilaire Bonneval are 10 minutes away, the shopping village south of Limoges is less than 20 minutes’ drive. You really are in a small paradise, without being isolated.
