Full Description

Arriving from the north side of the property it is impossible to guesstimate the size and composition of this two storey family home.

With parking for several cars, and more further down the plot, there is a pathway leading to the main entrance door.

To the right of the entrance there is the first of the outside living areas, a terrace off the living room, that is ideal for either early morning or afternoon sun in the winter or shade through the early part of the day during the height of the summer months.

Passing through an entrance hall there is a second door opening into an internal hallway with feature Andalucían shelving; off which there is a guest cloak room to the left and then the main living room to the right.

The living room is a large bright airy room with windows to two aspects and French doors opening on to the aforementioned patio. Benefiting a fire place, gas central heating (as all of the property has) feature wooden beams and ceiling fan, this is a wonderful room in which to relax as a family or for after dinner entertaining.

Moving through an archway to the rear of the living room you arrive at the dining room and get the first glimpse of the amazing views this property has. The second thing you cannot fail to see is the impressive kitchen beyond the dining room.

The dining room is another generous sized room with French doors opening on to the rear terrace, more of which will be detailed later, and leads to the stunning kitchen. With being partially open plan it creates a Theatre Style kitchen environment for when entertaining, allowing the conversation to flow without interruption.

The central island houses the gas hob where there is also a vegetable preparation station built in to it; and is wrapped around three sides by extensive compac topped work surfaces (genuine quartz granulates and high-quality resin), slow close storage cupboards and appliances. In addition to all of this storage space there is a separate shelved utility room with washing machine, dryer and gas boiler.

At the end of the kitchen there is a door that leads to the side of the property where there is a path down to the operational side of things, such as the gas storage and water utility cupboards, and the under build workshop.

There are also French doors from the kitchen that open on to far more exciting aspects such as terraces, the swimming pool and amazing views down to the Mediterranean.

The main terrace is covered and runs the width of the property. There are two gates that keep the pool secure from small children and with space for dining, whether the food has been cooked inside or in the external summer kitchen, the table with a view will certainly not disappoint.

The 8x4m swimming pool has terracing around it for sun loungers and there is also a wet room with shower, toilet and basin.

Moving back into the dining room area, there is doorway leading into a ground floor double bedroom with fitted wardrobes, access to the terrace, and an en suite bathroom with shower, toilet and basin.

Also off the dining room is an archway, as arches feature heavily in this property, where there is an L shaped office work station. The space has been utilised well and maximised to provide ample space for computers and storage.

Beyond the office space is what was designed as a bedroom with en suite bathroom. The bedroom has three double wardrobes with sliding doors and the bathroom has shower, toilet and basin. However, the room is currently utilised as a craft room, which due to the size of it, it will be referred to as a craft studio!

The air conditioned studio could be utilised as a home work space whether it be office based, art influenced, a fitness gymnasium; the options are numerous, or it could be developed further into a self contained studio flat. The benefit and potential of this studio should not be overlooked.

Once again returning to the central hub of the house, the dining room, there is the staircase that leads to the first floor of the property.

The first floor landing gives access to the master bedroom, second bedroom, family bathroom, external terraces and still has room for a large mirror fronted storage cupboard.

The master bedroom, in similar fashion to the upgrade of the craft room to craft studio, is a master suite as it has many aspects to it.

There is the main sleeping area, a sitting area with balcony, walk-in wardrobe, storage cupboard and bathroom with shower, toilet, bidet and twin basins.

The second bedroom has French doors leading to a terrace and floor to ceiling fitted wardrobes.

The family bathroom has a corner bath, shower cubicle, toilet, bidet and twin basins.

Externally on the first floor there is a large terrace and then a staircase that leads to the solarium where there is a solar panel for hot water.

Moving back the outside of the property, walking around the perimeter of the plot the land level drops to the furthest point south and from there looking up at the property you see that there is a large part of the plot that is undeveloped. The current owners purchased the plot to prevent any further building to happen in front of their property that could take away their views.

Subject to planning permission the land could be developed for a small dwelling, garage or similar.

The village of El Pinar is situated between the whitewashed village of Bédar above it and the traditional working village of Los Gallardos below. Both villages offer the choice of numerous bars and restaurants, weekly street markets, banks and have most day-to-day requirements covered. Should you require them there are also doctors, pharmacy and dentist.

Within a 15 minute drive you can be in the towns of Mojácar and Garrucha enjoying the beaches and array of shops, bars and excellent restaurants offering a variety of fish, meat and international cuisine.

Airport transfers from Almería and Murcia are a very easy drive and take only 45 and 80 minutes with Alicante at around 2 hours. Most airlines service the airports from throughout Europe making the location accessible and appealing to many nationalities.
