Full Description

Although the façade may not suggest it, the property boasts 113m² build on the upper level, of which most has been reformed, and below a further 70m² which are “work in progress”.

The upper level comprises an entrance hall with a high beamed ceiling, a feature that runs through the property, and leads to the first of the two reception rooms.

The two reception rooms, each with a half vaulted beamed ceiling, are divided by a traditional solid internal wall with an ornate circular topped Moroccan influenced opening that joins them.

The first reception room, with shuttered doors that open on to a plaza facing the church, is reformed and awaiting decoration whilst the second reception room, to the back of the property, is completed and utilised as the living room for the current owners.

Both of the reception rooms would be suitable as either a living room or dining room depending on preference of layout. With a combined utilised floor space of 24m² the rooms can be quite versatile.

Off the living room there is the kitchen with separate utility room. The kitchen has been designed around using two walls and with only installing base units it gives the kitchen a much larger and open feel than many others that have imposing wall mounted units.

The utility room houses the washing machine, fridge freezer and hot water heater which again leave more space in the kitchen.

Moving out of the kitchen to the rear of the property there is a large terrace with countryside views. The terrace has sufficient space to be utilised as dining, relaxing and even sun bathing areas. This terrace should not be undervalued as many village properties cannot deliver a terrace of this size.

Moving back into the property and to the opposite end of the living room there is the master bedroom. Again with the sloping painted beams and shuttered windows, the room is simply furnished and decorated and creates a tranquil space.

Passing through the Moroccan arch into the first reception room there are the doors into the second bedroom which is the larger of the two bedrooms however is the least completed room on this level.

New electrics have been installed in this room, and have been throughout the property, but the walls need to be plastered, floor tiles laid and then decoration. Floor tiles matching the rest of the property have been purchased and will be left for the new owners to complete the room.

The final rooms on the road level of the property are the fully tiled contemporary style bathroom with walk-in shower, toilet and basin and a separate guest toilet.

A door off the hallway leads down to the lower level of the property and the garden. From this doorway everything as mentioned earlier is “work in progress” and leaves the new owner with a blank canvas on which to work.

To define the lower level rooms it would be fair to say that there is a hallway at the bottom of the stairs which leads to two rooms, a storage area and out to a covered terrace.

The two rooms are water tight, have natural light and electric has been installed to the lower level. With the addition of lintels larger openings could be made to install windows. The rooms could be utilised as occasional bedrooms, office space, craft rooms or similar.

To the rear of the rooms is what could be a wonderful covered terrace. From this terrace you can see much of the work that has been done in the reformation of the upper terrace. The space here is large enough for a spa or hot tub and could be developed into a lovely quiet and private space overlooking the garden.

The current owners have invested considerable time and money in developing the property to the presentation that you see today. Sadly, the dream of seeing the property completed has beaten them and gives an opportunity for a new owner to purchase a property that is ready to move into and also have a project to undertake and complete at a pace that suits them.

Any materials purchased for continuing the reformation will be included in the sale.

The property is located within easy walking distance of all of the amenities in Los Gallardos and is most probably the best presented and refurbished property of this style currently available on the market in the village.

Los Gallardos has a variety of bars and restaurants providing both traditional Spanish fare and English dishes too. With two small supermarkets and the weekly street market offering a large selection of fresh fruit and vegetables that’s the food shopping taken care of too.

The A7/E15 is close by making travelling times to Almería, Murcia and Alicante airports 45, 80 and 120 minutes respectively.

Golfers have a varied selection of courses to choose from in the area including Marina Playa on the coast, the Arizona style course at Desert Springs and the Valle del Este with 4* Hotel & Spa just a few kilometers away.

Skiing in the morning and being down on the beach in the afternoon is possible with Sierra Nevada ski resort being only approximately 2½ hours away and in recent years has grown in popularity with some of the best snowfalls in Europe.

Walking, bowls and craft clubs are also plentiful so there is always something that you can get involved with should you wish to.

Los Gallardos is a popular destination for Spanish and tourists alike for the annual Three Kings celebration and re-enactment in January and also the July fiesta. The village has received considerable funding to build a new health centre, school, sports facilities and cultural centre.
