THE BAR-RESTAURANT
At the front of the building, there is ample parking for customers at street level, with an additional ramp to the right, leading up to the upper level, providing disabled parking and access to the terraces and bar restaurant. Steps up from the car parking area lead to the multiple levels of outside covered terraces with beautiful views of the surrounding countryside, perfect for outside drinking and dining. Heading through the main door, it opens up into the indoor dining area, with a custom-built bar fully equipped with sink and beer draught taps, feature fireplace, air-conditioning, and central heating. Moving through the building on the left side are individual male and female/disabled toilets. At the far end of the dining area, a swing door opens into the fully equipped stainless steel professional kitchen. An external door from here leads outside onto a private terrace, underneath which is a large water deposit, reserved for potable drinking water, in order to supply the bar with drinking water as per legislation.

At the top of the disabled access ramp, there is a double metal gate, leading through to the private area of the property. On the other side of this gate is the previously mentioned private terrace, which continues towards the rear of the property and the main access to the residential property. Immediately to the left is a door into what is currently being used as a storage room but could easily be transformed into an additional fourth bedroom for the main house if required as an interior door from this room leads through to the main house.

THE VILLA
Continuing along towards the rear of the property via the terrace, steps up to the left lead to a covered porch, and main entrance into the house. The front door opens into the lounge with a corner feature fireplace with wood burner. A hallway to the left leads to the sleeping accommodation, whilst the far right corner of the lounge leads through to the dining area, which then gives access to the fully fitted kitchen off towards the left. Double patio doors from the dining room lead out into the private garden where you will find the swimming pool and surrounding terrace area, covered in astroturf, while also having a wooden bar and brick-built shed.

Back in the lounge, the hallway leads firstly on the right to the family bathroom, and subsequently to the second bedroom. To the left, is the master bedroom with an en-suite bathroom. At the end of the hall, and down a couple of small steps, to the right is the third bedroom with double patio doors leading out onto the pool terrace area. To the left is the access to the storage room that can be made into a fourth bedroom.

At the rear of the property, there is also a gas tank to feed the gas installations within the property, including the central heating.
