Full Description

One enters this house from the pergola into a large, open plan, living area with one room of it as a TV room and cloakroom. When there are guests in the house, this room is the third guest bedroom. Behind the only other door is the control centre for the wood fuel underfloor heating and the storage tanks for the solar panel heated hot water.

In the winter, the wood burner, heats the water for the hot water as well as the underfloor heating. The house is very well insulated as it has 8cm of insulation in the roof as well as certified, energy-efficient windows. Thus the house has very low heating costs.

Up the wonderfully profiled stairs, there are two more en-suite bedrooms both of which have air- conditioning. There are many architectural features to this house that make the best use of the floor area but also increase the amount of light in the building. Glass bricks are used upstairs and, in the master bedroom, someone had the genial idea of using the crystal shower cabinet to form one of the walls in the master bedroom.

The restoration is from 2014, everything is certified including the windows, the septic system, the wiring and the plumbing but the property still holds onto the original Tuscan features from which the house was constructed.

The land has been landscaped and has a Romanesque pool which needs very little maintenance and has a cover. There is fairly easy access with parking for four cars. The house has great wifi and 65 olive trees for making olive oil that is easy to make.

The property is pretty much equi-distant between Barga, the city of art and Fornaci di Barga where the main services are found such as the bank, the post office and the train station.

The views across the Serchio Valley are breath-taking looking across to the Apuane Alps.

There are loads of attractions for tourists in this area but, more importantly, there are activities all year round to keep the owner interested and content with their home in Tuscany.
