The prices shown are for a completely finished villa, as per the drawings, and include architects, fees and project, the council building licence, hot and cold A/C, solar water heating, exterior terracing, a 6 x 4 saltwater pool and the plot walled and fenced and landscaped with 3 almond, one olive, one orange and one lemon tree.

The prices shown for the villas DO NOT include the kitchen, the plot, taxes, registry fees, notary fees or the council building bonds which is refundable once the works are finished.

These are bespoke villas and will only be built to order, and they have an estimated build time of 10 to 12 months. We have different models to choose from which can modified to suit individual tastes, or we can sit down with you and design your villa for you from the foundations up. If you have your own design, we can price it for you.

The prices quoted are based on the drawings shown and could vary depending on the plot and customer requirements. Prior to signing contracts, we will quote you for the cost of the design you like placed on the plot you choose with the changes you require.

The information on the price and quantity allowance on each design is show in the information sheet for each property and included in the prices shown.

Included are;
* All and floor tiles up to 1000€/m²
* A 1,8 m high garden wall at the front of the property with 3.2-metre-wide sliding gates for vehicle access and a 1 metre wide garden gate
* A white metal fence around the rest of the property,
* Tiling of exterior terraces up to 700€ m²,
* Pressed concrete for car parking area,
* Porches/covered parking,
* Concrete pergolas (or solid shading),
* Roca sanitary units or similar
* Taps model Grohe or similar.
* The kitchen will include white upper and lower unit, a Silestone worktop, with colours to choose, a vitro-ceramic hob, an oven, a washing machine and a dishwasher.
* In the garden we plant three almond trees, one orange, one lemon and one olive tree.

The quantities for the above are shown in the information on each property.

The prices do not include taxes, registry fees, notary fees or the council building bond which is refundable once the works are finished.

The Process
These are individual, bespoke villas built to a client´s specifications. The process starts by defining the plot and the design which allows us to define prices. We have different models to choose from which can be modified to suit individual tastes, or we can sit down with you and design your villa for you from the foundations up and a series of plots available. Once you have defined both the plot and the villa design, we give you exact costings on the whole project which then form part of the purchase contract.

The payment scheme is as follows;
* Payment 1: There is an initial reserve of 5.000€ on an initial reserve contract
* Payment 2: Full contracts are then drawn up and signed with a 10% deposit on the plot and the house.
* Payment 3: The completion payment for the plot purchase with the signing of the deeds on the plot
* Payment 4: Once the architect´s project is completed there is a payment for the project and the licences.
* Payment 5: When the licences are in place, we start the build process. Once the building starts payments are by monthly stages with payments payable upon completed works certified by the architects.
* Payment 6: Final payment and signing of the deeds on the new house.

* Purchase taxes of 21% of the purchase price of the land.
* 10% IVA plus 1.5% stamp duty tax on the new build. * Notary fees approx. 900€
* Registry fees approx. 1200€.
* Solicitors fees approx. 1500€+IVA

Video Reports
If you are not here to see the project on-going, we send you frequent video reports of the build, including drone flights, and quite often talk to you via Facetime or similar whilst we are visiting the works on your behalf hence you can do a virtual visit and see the property being built live whilst you are back home.
