Full Description

VIRTUAL TOUR AVAILABLE. With a 5* airbnb rating and situated in the ever-popular Dordogne, the owners of this house have created a contemporary, open living space, that flows from the sitting room, to the kitchen and the terrace. The property is light filled, with super modern bathrooms, travertine stone floors, yet retains its original character.

The Dordogne is often described as a warmer, sunnier version of the Cotswolds, where homes are built in honey-coloured stone. The countryside is gently rolling, dotted with old villages, castles and small country towns. There are two well-regarded restaurants within walking distance, and the house is situated just a few minutes drive from St Severin where there is the all important cafe and bakery as well as a supermarket, pharmacy, post office, tabac and 3 restaurants. The popular town of Aubeterre is just under 15mins away. Here there is a good selection of restaurants, artisan shops and the riverside beach. It's also not far from Verteillac which, despite its modest size, acts as a hub for the surrounding villages. It has a larger than usual range of shops and services, and a popular monthly brocante market. The atmosphere is vibrant, friendly and welcoming.

The neutral palette of the house is evident on entry. Leading off the hallway (6.29m2) in a guest cloakroom, with WC and washbasin, all white. There are exposed stone walls throughout the property and downstairs, toning travertine floors. The kitchen/dining room (28.58m2) is fitted with white floor and wall units, an integrated oven, hob and extractor. The kitchen flows seamlessly into the triple aspect sitting room (33.46m), which has far-reaching views across the countryside. The open feature fireplace, with stone surround is a focal point and provides warmth when the nights are a little chilly.

On the first floor there are two large double bedrooms, both with polished wooden floors, exposed stone walls and beamed ceilings. Bedroom 1 (29.72m2) has an ensuite bathroom, with separate shower, bathtub, WC and washbasin. Bedroom 2 (22.11m2) has an ensuite shower room with WC and washbasin. The large boarded attic and spacious barn loft could be converted easily into an additional 3 bedrooms.

The large garden is fully enclosed with lockable gates at the end of the driveway and, being situated at the end of a cul-de-sac, is completely private. There is plenty of space for the creation of a swimming pool (he plumbing and electrics have already been roughed in), and there are uninterrupted views from the terrace area. There are multiple fruit and nut trees, a large vegetable garden, and a smaller kitchen/herb garden. A particular feature of the garden are the beautiful and well-established climbing jasmine plants next to the house, and the jasmine hedge in the back garden. The smell on a summer's evening is particularly evocative. On the south side of the property is a lovely stone Zen garden and a large driveway with plenty of parking space.

The beautiful thick stone walls keep the house warm in winter and cool in the summer. With energy efficiency in mind, all the exterior windows and doors have been replaced with oak, high efficiency double glazing. The attic is fully insulated and there is a Honeywell, 5-zone heat and hot water system, easily monitored and controlled remotely. Lighting throughout is LED, with dimmers for the kitchen, sitting room and terrace.
