Stairs from the terrace lead down to the outdoor kitchen BBQ area and the ground floor annex and patio area. The bathroom is on the left and currently you have to go through another door to enter the gally kitchen which leads in the lounge and bedroom, you could out a door joining the bathroom to make the bedroom en-suit but still accessible from the outdoor entertainment area. This area is completely independent of the house can could work as a rental income or just extra space for guests or family.

There is a garage on the lower level of the property currently being used as a workshop. The garden area around the house is paved with dedicated flower beds to keep the upkeep to a minimum with open land and fruit trees below leading to the stream. The property is located in central Portugal, 20 minutes away from Tábua, and around the same distance to Oliveira do Hospital, consisting of cafés, supermarkets, banks, health care facility, frail care nursing homes, a large sports complex with swimming pools, tennis courts and gym, parks, local markets and schools. There are river beaches and beautiful views wherever you are in this area, with a lot of outdoor sports and activities for the adventurous. With breath taking views of the Serra da Estrela mountains and forests this really is a beautiful location.

The beautiful city of Coimbra, Portugal`s third biggest city is around an hour away. Coimbra is regarded as the university city of Portugal, but for over 100 years it was the medieval capital of the country. The city has the River Mondega winding its way through the city which adds to its charm. Built on the grounds of a former palace, the university is famed for its baroque library, the Biblioteca Joanina, and its 18th-century bell tower. In the city's old town lies the 12th-century Romanesque cathedral Sé Velha.

Luso is just under an hour away which is famous for the natural spring water bottled from the mountains. There is a spring in the middle of the quaint town where many locals and tourists go fill up their water bottles for free. The popular Thermal Spa is located here and perfect for a special day out. Palace Hotel do Bussaco is also located in Luso. This fairy-tale castle in the middle of an enchanted forest, since 1917, it has been considered as one of the most beautiful, romantic and historic hotels in the world, well worth a trip to see.

Porto is around 1 ½ hours away and Lisbon is around a 2 ½ hours’ drive. The coastal Town of Figueira da Foz seaside is around 50 minutes. The famous seaside town of Nazaré with the largest wave ever recorded is just over an hour away.
