Full Description

Impressive, spacious house with three levels, in a little village in the Lunigiana hills, with excellent potential. Now in need of restoration. With garden, garage, balconies and verandas.

Full of history and character, with so many original features intact. The entrance is through a wonderful, old, wooden 'portone' door into an entrance hall where there is a staircase with original stone stairs and decorative wrought-iron railings. On the ground floor there are two large rooms, which could be bedrooms, each with original patterned tiles. Upstairs the accommodation comprises a large living room which opens onto a wonderful terrace with a magnificent open view, the kitchen, two double bedrooms and a bathroom. Original wooden internal doors throughout. Colourful paved floors. Wooden beamed ceilings. Full of space and light with large windows and fabulous views at every window.

On the lower floor there is extensive space, currently used for storage, but with great potential. Detached garage. In front of the house is an open, lawned garden. Easy car access and plentiful parking.

A local Geometra has estimated that the cost of restoration could be around €100,000, depending on the design and finish required. L'Architrave works with a local Geometra who has overseen a number of excellent restoration projects in the area.

The house is set in a small village in the municipality of Casola in Lunigiana which is a small town set on the hill above the Aulella river with the houses huddled around its central stone tower. The town is famous for the stone statues that date back to the Neolithic age and are thought to be gifts to the moon Goddess. There is a selection of shops and restaurants in the town, a chemist and in the neighbouring village a train station with direct trains to Lucca. There are beautiful views to the Apuan mountains and cobbled lanes lead from the town to the river.

Lunigiana is a magical part of Tuscany. The hills that encircle Lunigiana create an intimate and relaxed atmosphere whilst the blend of the mountains and sea are extremely inviting to those who enjoy the outdoors. The rolling landscape is liberally sprinkled with castles of Medici or Malaspina vintage and for lovers of the coast the sea is only half-an-hour away. The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre are ideal for swimming and sailing. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all just over an hour away.

Distances: Pieve San Lorenzo (train station, shops, pizzeria) 2 km, Casola 5 km, Fivizzano 15 km, Aulla 20 km (autostrada and supermarkets), Lerici (beaches) 40 km, Cinque Terre (UNESCO World Heritage site) 45 km, Lucca 80 km, Pisa (airport) 100 km, Florence 150 km.
