This property set back from a small B road near the village of Saint Vitte sur Briance, was renovated about twenty years ago. You will be seduced by its real development potential and its large and magnificent land offering a very sought after diversity of landscape. The main buildings are south-east facing.

The ground floor of the house consists of a small entrance landing and staircase, with, to its right, an open plan 270ft2 rustic kitchen / dining room with a large open fireplace and an antique wood range. This used to supply central heating, which was later replaced by an oil system, of which the tank and looked after boiler can be found in the cellar. To the left of the landing a hallway, laundry area with separate toilet and a 64 1/2 ft2 bathroom have been created within the adjoining barn. Behind this space there is a 53ft2 larder with a door leading to a 270ft2 garage with a concrete floor that used to be a stable.

On the first floor, two spacious 161ft2 and 172ft2 bedrooms. The only downside being that the stairs from the ground floor lead directly into the first bedroom and that the attic staircase runs up from the second one. The 215+ft2 attic above can be converted into a third bedroom.

The uninsulated slate roof is in relatively good condition. The dividing wall between the old house and its barn is made of a mix of concrete blocks and bricks, which will make extending on the first floor and the attic easier in order to greatly increase the current 800ft2 living space.

You will need to plan for general renovation work as well as upgrading the septic tank. A hayloft with three stables beneath it is attached to the left side of the house / barn. This natural stone and slate building has a combined floor space of 1940ft2 over two levels. A 236ft2 separate room, with a cellar underneath, is attached to the right part of the house; this gives a nice space to create a craftsman's workshop or a playroom!

At a right angle with the house and its two barns, a 970ft2 block hangar with a corrugated metal roof in good condition.

In front of the house, a pretty stone well and a garage, also in stone, which height was raised by building a block extension that is convertible over it and is accessible via a small stone side staircase: the building has a total convertible area of 1360ft2 and it has a good quality clay tiled roof. You could turn this building into a professional space, e.g. a tourist accommodation or a shop.

Finally, a 3000ft2 stable built in a mixture of metal and red brick with an asbestos roof in good condition. This is an ideal space for creating animal quarters with their separate food storage. The latter rounds up the set of buildings on the property.

There is only a 50ft strip of land behind the house, but it is bordered by trees, with the neighbour's pasture on the other side. Most of the land is in front of the house. In addition to the gated courtyard created by the main buildings layout, there are two meadows with a total ground space of more than 2 1/2 acres, not counting about 2 acres of mature woodland, a spring and two ponds, where you can hear the sweet sound of frogs!

The whole land is lined with trees which form a natural boundary and protect the property from the outside world. If you drive past the property, you have no idea that such diversity exists right on the other side of the trees.

The village of Saint Germain les Belles with its amenities is a few minute drive, the A20 junction can be reached 5 minutes later.

Limoges is 30 minutes away and its airport 40 minutes.
