The first of the many terraces is at the entrance to the property and could be classed as the sundowners or “G&T” terrace. With views over Los Gallardos towards the whitewashed village of Bédar in the mountains, this terrace is a wonderful spot to watch sunset or cooler spot in which to avoid the heat of the midday sun. With windows to one side and retractable sun awnings over and to the front, the terrace can be easily made into an outside / inside living room as required.



Moving into the property you arrive at the open plan lounge dining room. Comfortably furnished and with aspects to two sides, with the addition of an aperture between lounge and kitchen on the third side the living space now feels a lot larger than that of the original design and allows the rooms to flow into one and for entertaining creates a superb Theatre Kitchen setting.

The aforementioned solarium is another of the major investments in the property with wood decking fitted with solar up-lighters, pergola with retractable side awnings and a roof to make another outside living room as and when required and I dare not forget to mention again, the best of the views including a vista or two of the Mediterranean.



With dining table and chairs for breakfast and sunrise or for a later evening meal after which you can relax and watch the stars; this is a truly superb area in which to enjoy the slower Spanish lifestyle.



To the west side of the property the upper level there is a working terrace, ideal for storage and where the air conditioning units are housed.



The property has air conditioning (hot & cold) installed throughout, mains gas powered boiler for hot water, low energy panel heaters in the living room and master bedroom, built in wardrobes in both of the bedrooms, mosquito screens and persiannas to doors and windows.



An allocated off road parking space is also part of the property and also percentage ownership of the well maintained urbanization gardens and communal swimming pool. The development has a great community spirit with the surrounding land been developed and planted by owners and even a petanque court made.



The beaches of Mojácar, Garrucha and Vera are only 15 minutes drive away and the local village of Los Gallardos 2 minutes.



Los Gallardos has a variety of bars and restaurants providing both traditional Spanish fare and English dishes too. With two small supermarkets and the weekly street market offering a large selection of fresh fruit and vegetables that’s the food shopping taken care of too.



The A7/E15 is close by making travelling times to Almería, Murcia and Alicante airports 45, 80 and 120 minutes respectively.



Golfers have a varied selection of courses to choose from in the area including Marina Playa on the coast, the Arizona style course at Desert Springs and the Valle del Este with 4* Hotel & Spa just a few kilometres away.



Skiing in the morning and being down on the beach in the afternoon is possible with Sierra Nevada ski resort being only approximately 2½ hours away and in recent years has grown in popularity with some of the best snowfalls in Europe.



Walking, bowls and craft clubs are also plentiful so there is always something that you can get involved with should you wish to.



Los Gallardos is a popular destination for Spanish and tourists alike for the annual Three Kings celebration and re-enactment in January and also the July fiesta. The village has received considerable funding to build a new health centre, school and sports facilities with a new cultural centre recently being completed too.
