REDUCED in price - This large house was originally built at the beginning of the 20th Century and belonged to a merchant who owned many large outbuildings nearby to store his wares. The property is located by a road in a village with good train and road connections. Besides the enormous potential the outbuildings have, some nice things can be achieved in the living house itself with a little effort.

The house was divided by the owner into 2 separate accommodations with their own private entrances about 20 years ago. The smaller flat of the two is currently rented out to a tenant all year. Both flats can be reconnected into one single accommodation. Although it is perfectly liveable as it is now, the interior decoration needs a good update.

The house stands over a full-size basement divided into several rooms and cellars. One of those rooms houses the oil central heating system which dates back to 2002 and comes with a yearly maintenance contract.

The basement can be accessed from within the house or from several outside doors.

- On the ground floor of the first flat, you go in via the kitchen. This room has a pentagonal shape. Behind it, a living room and a dining room with a bathroom and a separate toilet next to it. The latter rooms were added later on as part of a building extension which stands over a walking passage to the back of the house. Staircase to the basement and the first floor from the kitchen.

- On the first floor a central corridor has doors to 4 separate bedrooms of respectively 11m2, 13m2, 15m2 and 16m2 in area size (118, 140, 160 and 172 ft2). 17m2 (183 ft2) attic over this floor.

- On the ground floor of the second flat, one enters through a central hall with an office to the left and to the right the kitchen. That room, with its 16.5m2 (177 ft2) is bigger and more useable than the first flat's kitchen (7m2; 75 ft2) and a family can have its daily meals in all the necessary comfort. At the back of the kitchen, a lounge and a dining room of 11m2 and 13m2 (118 & 140 ft2) area space respectively. To the left, between the office and the dining room, a 3m2 (32 ft2) bathroom with a separate toilet. Staircase access to the basement from the kitchen. Stairs up to the first floor from the entrance hall.

- On the first floor, central landing space with doors to two 12 and 14.5m2 (130 & 156 ft2) bedrooms. One of the bedrooms has a small 2m2 (21 ft2) en-suite dressing room. Second staircase to the attic that is almost 30m2 (312 ft2) in size.

Semi-detached outbuildings include a two floor stone barn. This building's lower floor is at street level and it has large double barn doors. The useable area space is over 120m2 (1330 ft2). Beneath the barn, some old 60m2 (667 ft2) animal stables, which access is located below street level.

Between the house and the barn, a stone warehouse stands over a garage space and it has an attic over it.

Altogether this has a 270m2 (2900 ft2) surface area.

Separate stone woodshed with a small attic over it with a total space of around 40m2 (430 ft2).

Additional separate 60m2 (646 ft2) wooden hangar. 100m2 (1070 ft2) garden in front of the house and a meadow of almost an acre (4000m2) behind the outbuildings.

All the buildings natural slate roofs and wooden frames were changed or repaired about fifteen years ago.

Central heating and double-glazed windows are also about fifteen years old and they are in excellent condition.

The house is on mains drainage so no updating work is needed here.

The closest amenities are a kilometre away (0.6 mile), the supermarket about a 10 kilometre drive.

Limoges can be reached after driving 40 kilometres (25 miles), a 35 minute journey on the train and its airport is within a 40 minute drive. The A20 motorway junction is 10 minutes in the car.
