The property is located in a very private location, accessed by a dirt road. There are no near neighbors. The house is connected to mains electricity and water is supplied by a bore hole and a well.
The land measures a total of 13.389 square meters. The house has a footprint of 280 square meters.
The house was recently renovated and is set over three floors.
There are two entrances into the house. One entrance is from a covered patio at the rear of the property and the other one at the side of the house. The basement level can also be accessed by a short flight of stairs from the patio at the rear.
Entering the house from the patio, you walk into a spacious, well equipped dining kitchen where you have the log burner with back boiler for the central heating system which heats the first and second floors of the house.
From the kitchen there are two steps up into a small hallway from where you can access the rest of the house either from a wooden staircase which leads to second floor and bedrooms or through a doorway into the light flooded dining room.
On the right hand side of the dining room is a large living room and to the left is a short hallway leading to the entrance door at the side of the house. On the right hand side of the hallway is a good sized bathroom with toilet, pedestal sink and shower cubicle.
The door on the left hand side of the hallway gives access to a small room, which is currently being used as an office and an opening from this room leads into a small utility room which houses the thermodynamic hot water system and an electric water heater. The thermodynamic system is in need of a small repair and would need to be re-gassed but when operational gives ample hot water all year round.
The short flight of stairs leading to the 2nd floor brings you into a large space that is yet to be utilized and which offers lots of storage space in the off-sides. On either side of this space are the two large double bedrooms. One is complete and the other, although perfectly usable, is still in need of finishing. Both have windows to the side of the house with good views of the surrounding countryside.
The ground floor consists of three dry and clean storage rooms, one of them is currently being used as a workshop. These rooms could be transformed into further living accommodation.
The house is well insulated, has double glazed windows and doors and thus provides a very comfortable atmosphere, cozy warm in the winter and nice and cool in the hot summer days.
The garden to the rear and side of the house is fully fenced. There is an apple tree and several olive trees to provide a nice shady area to sit and relax and a water tank which can be filled with water to create a plunge pool for the hot summer months.
There is also a covered well that has been turned into decorative raised herb garden.
There are three outbuildings in the garden area. One was formally used as a smoke house and contains a large traditional bread oven which could easily be restored. Another outbuilding contains the water storage tank and pressure pump to the house and the third is currently being used to store the garden tools. This area could be converted to a Summer Kitchen.
The gate from the garden takes you to the olive grove where there are approximately 50 very old olive trees that have been well maintained, with a yield of 600+ kilos of organic olives. There are also several fruit trees providing apples, plums and cherries.
At the side of the olive grove is a large goat shed which backs on to the smokehouse on one side and joins onto a large open fronted storage area. This space is currently being used as a wood store and hay barn. There are steps in here which lead to a room over the goat shed and from that room you can walk out on to the flat roof of the smokehouse.
Walking up on the plot to the rear of the house we have a threshing circle and an old stone ruin with a footprint of 31 square meters, registered as storage, which can be rebuilt. Behind this is a large area which consists of mixed forest containing pine trees, cork oaks, arbutus and many other endemic bushes and aromatic plants.
To the front of the house and on the other side of the dirt path is a small terrace with a few more olive trees. A short dirt path at the side of the terrace leads into a large flat field which borders a stream that runs water all year long. A section of this field has been fenced off to create a vegetable plot, with a separate area for chickens and ducks. Irrigation for the vegetable plot is pumped from the stream.
The land has been worked organically for the past seven years.
The property is located 4,2 km from the center of Cernache do Bonjardim, which is a 10 minute drive. Cernache do Bonjardim has a variety of cafes, restaurants, shops, mini-markets, schools, health center, doctors, sports center and post office, a weekly market, and the direct bus to and from Lisbon stops here a couple of times a day.
The larger town and council town of Sertã is 6,3 km away, just 13 minutes to drive. Sertã is an attractive historic town built on either side of a stunning river setting. It has many restaurants and bars as well as 3 major supermarkets, banks, schools, library, theater, cultural center, municipal swimming pool and river beach. There are also 2 weekly markets, held every Friday, one selling fruit, vegetables and livestock and the other selling clothes, tools, plants, shoes etc.
Central Portugal is famous for its beautiful river beaches of which there are a dozen located within 30 minutes' drive from this property, including the renowned water sports center at Trízio, where the European wake board championship is held.
