We are pleased to offer for sale this four bed detached home close to the village of Saint-Mayeux and within a ten-minute drive of the popular towns of Mûr-de-Bretagne and Corlay as well as the ever-popular lake at Guerledan, renowned for its walking, sailing and off-road cycling activities. It has been competitively priced to achieve a quick sale and offers spacious accommodation including a large, separate kitchen and a separate dining room. All furniture and appliances are included in the sale, if required. The spacious back garden is enclosed and therefore suitable for dog owners and includes a covered, wooden-decked terrace for sitting out on those warm summer evenings, as well as a good size garage, garden sheds and a greenhouse.

SUMMARY:

Floor space: 164m2, plot size: 1,045m2.

Ground floor: an entrance porch, a hall area open onto a large kitchen, a lounge, a separate dining room, a utility room, a bathroom with WC and a garage.

First floor: three bedrooms, of which two (including one en-suite) are accessed from the main staircase in the hall and a mezzanine bedroom which is accessed via a staircase from the lounge.

Second floor: a loft bedroom.

Heating: fuel oil-fired central heating and a wood-burning fire on the ground floor, electric radiators upstairs.

Outside: a good size lawned garden, a pebbled terrace, a covered terrace in wooden decking, several sheds and a greenhouse.

Taxe Fonciere for 2018: €138.

IN DETAIL:

The main entrance door brings you into a small porch with a second door opening into the hall area and open kitchen on the left.

LOUNGE (approx 30.8m2): the good size lounge is teeming with character with its 'cathedral' ceiling and beams, exposed stone and featuring a new wood-burning fire in a traditional stone fireplace. Overlooking the lounge is the mezzanine bedroom (see 'First Floor, Bedroom 1' below).

DINING ROOM (approx 23.2m2): the separate dining room also has plenty of character with a stone chimney breast, wood panelling to the walls, a wood floor and exposed beams. The fireplace is currently sealed off and could be re-opened if the purchaser wished to install a wood-burning fire.

KITCHEN (approx 21.7m2): exposed beams once again help to give character to the kitchen which has a tiled floor, partial tiling to the walls, a four-hob gas cooker including oven, a refrigerator, a dishwasher, a double sink, extensive work counters and plenty of drawers and cupboards. In one corner is a 'barn' door which serves as a broom cupboard but could equally be used as a pantry. The kitchen appliances are included in the sale.

UTILITY ROOM (approx 13.7m2): of a good size, with one long original stone and wood panelling to the other and with exposed beams and wood panelling to the ceiling. Here you'll find a double sink, a worktop, drawers and cupboards, shelving, a Bosch washing machine, a freezer and a second refrigerator.

BATHROOM WITH WC (approx 5.7m2): fully tiled to the walls and floor and with wood panelling to the ceiling, featuring a bath, a separate walk-in shower, a wash basin on its cupboard unit, a wall mirror, an electrically-heated towel rail and a WC.

GARAGE (approx 34m2): with a concrete floor, a workshop area, shelves, cupboards and space for two cars. The garage has lighting and an electricity supply.

FIRST FLOOR:

The original wooden staircase leads from the hall and kitchen area to the first floor landing with its carpet tiles and bedrooms two and three. Bedroom one is a mezzanine bedroom with a balcony overlooking the lounge and has its own, separate staircase from the lounge.

BEDROOM 1 (approx 14.5m2 above a height of 1.8m with further floor space below that height): accessed by a wooden staircase from the lounge, this bedroom is partially carpeted on the original wood floor. It has a substantial wood balustrade in stained, natural wood to a height of around 0.8m and two built-in corner cupboards providing hanging and shelf space.

BEDROOM 2 (approx 17.6 m2): with a carpeted floor, exposed beams, two walls in exposed stone and two in painted wood panelling. The bunk-bed, small wardrobe and chest of drawers are included in the sale.

BEDROOM 3, EN SUITE (approx 9.4m2 + 2.5m2): with carpet tiles, exposed beams, painted wood panelling to the walls, a double bed in pine and other bedroom furniture. The en-suite is decorated in blue and white and has partial tiling, exposed beams, a shower cubicle, a wash basin mounted on its cupboard unit, a wall mirror and a WC.

SECOND FLOOR:

LOFT BEDROOM 4 (approx 11.3m2 above a height of 1.8m with further floor space below that height): this loft bedroom has a wood floor, pine panelling to the insulated ceiling, low-level fitted cupboards in pine, two single beds and sundry other bedroom furniture.

THE EXTERIOR:

Behind the house is a pebbled terrace which extends to the drives at both ends of the house and includes, in the centre a wooden-decked, covered area. Beyond the terrace is a good sized lawned garden with flowering plants and a couple of mature trees. There is also a log store, water butts and separate shed containing the fuel tank for the central heating system. A satellite dish is in place.

The septic tank functions normally but is unlikely to be certified as being up to the current norms and will likely need replacing.

The department of Cotes d'Armor is the northern most department in the Region of Brittany, with the English Channel to the north, Ille-et-Vilaine to the east, Morbihan to the south and Finistere to the west it is a sunshine gem.

The picturesque Émeraude Coast looks north to the English Channel and is packed with charming seaside resorts and old fishing villages. Most of the towns of the interior were founded in the Middle Ages. The department's southern half is crossed by the Noires Mountains that run west to east with rivers emptying to the south into the Bay of Biscay and to the north into the Channel.

Along the coast, fishing was once important but is now secondary to the cultivation of fruit, oats, potatoes and wheat and of course tourism.
