The property is accessed by way of a set of stairs that lead up to the front verandah or by way of a side door that opens into the utility room and kitchen.

The front verandah stretches across the front of the property and has sliding patio doors that open into the open plan living area. To the left the owners have used this space as an attractive sitting and dining area that looks directly out over the gardens and countryside beyond. The floors are tiled and there is a pellet burner that provides adequate heat to this level of the home.

There is a well on the property; the owners advise that this year provides round water and even in the severe drought conditions experienced in recent years the well never ran dry and provided adequate water to irrigate the garden and provide water rear round.

In the garden there are several mature fruit trees and these include cherry, apple, olive, orange, fig, peach and pear. There are grape vines and lovely oak trees. In addition the garden has some lovely rock outcroppings that provide lovely texture, space and interest to the garden.

There are outside sheds for tools and storage. There is an above ground swimming pool which is to remain. The underside of the house has additional storage.

There is a shop 3 minutes away that is stock all of the basics you need and there is a bread delivery van daily and a fish delivery go twice a week. Within ten minutes there are several cafes and restaurants in the surrounding villages. In the next village is a friendly cafe / bar that serves basic food and snacks and a great barbeque chicken on Sundays.

The property is only 20 minutes from both Tabua and Oliveira do Hospital, both of which have several large supermarkets, cafes, restaurants, banks, shops, doctors offices and other facilities you would expect from good sized towns. There is a large and very well respected hospital in Oliveira do Hospital.

The University of Coimbra is less than an hour away. Coimbra is a beautiful city filled with a diversity of shops and cultures. Many wonderful cafes, shops and restaurants line the cobbled streets and whole city is filled with an abundance of wonderful architecture and history.

Within half an hour are several river beaches dotted along the scenic River Alva - wonderful areas to enjoy family times and swimming in the clean waters.
