The property is connected to mains water and has a 96 meter deep borehole. There is three phase mains electricity. There are three septic tanks. The gardens have automatic irrigation systems.
The property is sold with all appliances and furniture included. Ready for business.
We have a main house, we call it the mother house, with a foot print of 320 square meters, a total construction area of 528,15 square meters. This house is either accessed via the back driveway, or by coming in the front gated entrance and walking up the lovely stone clad driveway and up the stairs to the large covered veranda.
The ground floor briefly comprises of:
A large covered veranda to the front of the building, with wonderful views into the garden and to the river landscape beyond. A perfect place to have breakfast, lunch, dinner, or your sunset drink.
From this veranda there are three entrance doors to the house: one leads into the functional farm house style kitchen, fully equipped.
Two more doors lead into the very spacious dining/living room with enormous fire place to one side. This room has an extremely high wooden paneled ceiling. It also has a door leading to the rear of the house, and another door leading into the kitchen.
To the right hand side of this large room we have a stone staircase leading to the first floor of the house. We also have a door opening into a corridor. To the left hand side of this corridor there is a partly tiled bathroom with two wash basins with storage cupboards beneath, a toilet and a shower and enough space for a washing machine.
The next room to the left hand side is currently used as an office, and has an archway to a storage area at the back.
To the right hand side of the corridor, there are two good sized bedrooms.
On the first floor of the mother house we have two guest accommodations: one apartment with its private entrance via external stone steps to the side of the house, comprising of one good sized bedroom, a partially tiled bathroom with toilet, shower and pedestal sink, and a kitchenette, with a door to the wonderful large veranda running the length of the building.
The second guest accommodation consists of an independent apartment, which is accessed via the stone staircase starting in the large living room downstairs. This apartment has one bedroom and one living room with enough space for a second double bed. From this large room, measuring 18,4 square meters, we have an archway to the fully equipped kitchenette. And there is a fully tiled bathroom with toilet, shower and pedestal sink, and enough space to place a washing machine. Both the large room and the bedroom each have a door to the upstairs veranda.
Still in the mother house, on the ground floor and to the rear of the building, we have another guest accommodation consisting of a living room, a bedroom and a partially tiled bathroom with two hand wash basins with storage cupboards beneath, a toilet and a shower.
House number two we reach by coming through the main gated entrance and walking up the stone clad driveway. This house is to the right. We enter it via a few stone stairs leading onto a covered veranda. From here we enter an entrance hall. Up front we have a door to a room which can be used as either an office or a bedroom, or for storage. To the left we have a door from the den into an open space kitchen and dining area. The kitchen is fully equipped and has a large traditional fireplace to one side. From the kitchen there is a door to a corridor with a sky light for natural illumination. On the right hand side there is a door to a good sized bedroom with mezzanine in wood, to the left we have a fully tiled family bathroom with bath tub, toilet and bidet, and pedestal sink, and a corner for a washing machine. Next to this bathroom there is another bedroom. At the end of the corridor we enter the spacious living room, which has an open fireplace with iron cast log burner inserted on one side, and a large window to the driveway on the other side.
All the rooms in this house have wooden ceilings with exposed wooden beams and tiled floors in a traditional rustic style.
Both the main house and the second house have gas diesel powered central heating system installed and the domestic waters are heated by solar panels and there is a 500l storage cylinder.
Back outside and accessed off the driveway, we have two more divisions to this second house: one is for the utility room housing;
The other division, with a footprint of 68,68, has a high ceiling, a new roof with wood paneling and exposed wooden beams and features two arch ways. This space would make a fantastic bar, café or restaurant.
Now walking down the stone clad driveway, just before we arrive at the gated entrance, we have house number three. This little cottage needs some cleaning up and modernizations works carried out, and cries out to be used as another independent guest accommodation. This cottage has a footprint of 63,43 square
meters. Upon entering, we find ourselves in the living room with a traditional open fireplace. From the living room we have access to the kitchenette and to a small den which leads on one side into a bathroom with toilet, pedestal sink and shower corner, and on the opposite side to the bedroom. From both the bedroom and the living room we have doors to the private walled patio to the rear of the cottage.
Outside of the walled area, we have five more old stone buildings. Two have them have already been renovated some years ago but would benefit from some modernization works carried out. The other three are ruins and need all the work done to convert them into habitation units.
Near to all the buildings and within easy access we have a wonderful salt water swimming pool with baby pool at the long side. The pool has a walled and well maintained garden space with lawn and flowering bushes. Upon entering the walled space, we find ourselves on a large covered terrace with a bar counter. To one side we have a wc and a shower unit, as well as an outdoor shower. The pool is partially covered by the roof of the veranda, which is of big advantage on hot summer days. There are good views from this pool space. The water in the pool is heated by solar panels and it is filled with water from the borehole.
The entire ensemble of buildings on this property would constitute a family home with a large number of guest units.
The existing guest accommodations are currently rented out to clients of the adjoining equestrian center, which guaranties a steady income.
The property comes with a very large plot. Around the buildings we have a good number of mature fruit trees and well cared for olive trees and decorative bushes. Further away from the buildings we have mixed forest areas with large cork oaks, pine and large eucalyptus trees. There is direct access to a small pond. Although it is not part of this property, the current owners have used this pond during the past 20 years for recreational purposes and have always kept the grounds free of shrubbery.
The property is located a few km from the center of the town of Constância, and practically within walking distance of schools.
Contância is a historic town located where the river Zêzere joins the river Tejo (Tagos). A very attractive little town set on a hill with lots of flowers and gardens and a lovely park.
Constância is also called the Poem Town. Luís Vaz de Camões, the author of the famous epic poem Os Lusíadas' lived here from 1548 to 1559. 'Os Lusíadas' is often regarded as the most important work of Portuguese literature and is frequently compared to the Aeneid, Virgil's great epic poem. The International
Camonian Studies' Centre is housed in Constância. In the theme garden by the rivers, there are fauna and flora species mentioned in the 'Lusíadas'
Alongside the rivers we have leisure spaces, a camp site and a number of restaurants and cafés. There are many interesting places to visit within a short drive from the property. Very attractive is the Castelo do Almourol, a medieval castle built on an island in the river Tejo, to name just one place worth a visit nearby.
A highlight in this region is the annual 10-day horse fair of Golegã, held in November, which attracts thousands of people from all over the world.
The larger town of Abrantes is 15 km away, Tomar is 30 km from the property. Both towns have all amenities. The nearest airport is at Lisbon, one hour drive away.
