Full Description

REDUCED in price - Large and Tastefully Renovated Country House with A 2 Bed Guest Gite set in beautiful surroundings not overlooked with 3,200m2 gardens providing both a family home and income.

Detached 19th century farmhouse situated amidst beautiful countryside just outside the busy town of Chateauneuf-du-Faou in Finistere in the North West corner of France. The farmhouse is set back from the banks of the River Aulne which forms part of the Nantes-Brest Canal. It has been imaginatively restored and converted to provide luxurious accommodation in the form of the 3 bedroom main house and a 2 bedroom self-contained cottage which has its own private small pool.

The house and cottage sit on a 3,200 square metre plot at the end of a quiet lane which leads down to the river. A line of mature pine trees runs down one side of the gardens which contain mature trees, flower beds, rockeries, grasses and an established vegetable garden.

NOTE: There is the possibility of a short term tenant for the first 12 months, from the 1st of April 2016 in the gite, which will give the new owners an immediate income.

The Main House:

Features a large lounge (5.3 x 5.3m) with wood burning stove, fully fitted kitchen (5.3 x 4.7m) with central island, dining room (4.7 x 2.7m), laundry room (3.3 x 3.3m) and w/c on the ground floor. Double doors lead out on to the lower decking area and down into the main gardens.

On the first floor there is an office (3.1 x 3.0m), family bathroom (2.8 x 1.8m), double (4.9 x 3.5m) and twin (3.1 x 2.1m) bedrooms.

A second set of double doors lead out on to the upper decking area. The large master bedroom (7.5 x 4.5m) takes up the whole of the top floor with its en-suite bathroom (4.8 x 2.1m). Velux windows along both sides of the roof make this bedroom very light and airy.

Oil-based central heating provides heating to all rooms. Double glazing throughout.

The Cottage / Guest Gite:

Features a large lounge (6 x 4.5m) with wood burning stove and office area, fully fitted kitchen with dining area (6 x 3m) on the ground floor. Double doors lead from the kitchen out to an enclosed patio and then on to the garden with its private small plunge pool. On the first floor there are 2 bedrooms and a family bathroom. Hot air from the wood burner can be pumped up to the first floor and electric heaters are fitted in both bedrooms.

Both properties are equipped with satellite television and wireless internet. A fixed line telephone is also installed.

The house has been redecorated and refurbished in 2015

The house and/or the cottage have been rented out over the last five years providing an average annual income of approximately 11,000 euros.

The property is in a very quiet location. The nearest neighbours are approximately 200 metres away at the top of the lane. The busy market town of Chateauneuf du Faou is 3km away. In the town there is a full range of amenities including doctors, dentists, vets, banks, supermarkets, bars, restaurants, 2 churches, hotels, schools, pharmacy, garages, swimming pools, tourist office, hairdressers and a range of shops and services.

The local community provides a range of activities for all ages/interests which helps newcomers to integrate into the community.

The department of Finistere has a feeling of being carved out of the earth by the sea and is the wildest area of Brittany, it is also the most western of all French departments. The name Finistere comes from the Latin phrase 'finis terrae', meaning 'land's end'.

It has the English Channel to the north, Cotes-d'Armor and Morbihan to the east, the Bay of Biscay to the south and the Atlantic Ocean to the west.

Quimper, the department's capital, is located to the south and has a distinctive Breton character just like all the main towns such as Brest, Chateaulin, Morlaix and Quimper. Over a third of the area is covered with forest, moors and scrubland.

Along the coast, farmers divide their time between commercial fishing and working their small farms. To see the Fish-markets, Douarnenez is worth a visit as is Brest which is on the west coast and is also a major naval port.
