Full Description

Unique 17th century mansion in Icod de los Viños in the north of Tenerife. This historic 17th Century property, registered in Catastro as built in 1600 however there is uncertainty as to the precise date of construction.

The built area of the house, including patios and tanks, is approximately 1,100 sq. Meters.  There is approximately 800 sq. Meters of garden, incorporating No 9, which currently has no building on it.

The renovation to the property is 75% completed, with the majority of the rear part of the building having been deconstructed and re-built, re-placing cob with more substantial materials.  The house is a timber-framed construction and is predominantly of Tea, which is a highly prized wood coming from central section of the Canary Pine and valued for its colour, longevity and resistance to insect invasion. The remaining work to be done consists of replacing flooring where necessary and there is a substantial reserve of tea timber is on site for this, the finishing of the electrical installations, and cosmetic plastering.  Under the current owners plans it is anticipated a further €300K would achieve this.

The property is Grade 11 and is registered with Patrimonio, the Historic Houses section of the Government.  All work carried out has been completed with the planning authorities full approval and all plans and accounts for the work are on site.

Although suitable for a Historic Hotel and other uses, the current owners had planned it for their own domestic use.  The property is arranged on three floors around a central patio, with ten rooms on the ground floor,  eleven rooms on the first floor and a long room on the third floor, originally a  granary  and proposed as a library.  The top of the house has an azotea (roof terrace)with views to the famous Drago Tree, the Teide Volcano and the seaand coast of San Marco.

The property has planning permission for a two car garage to be built in the garden areas, and the house has two sources of private water supply, making it totally independent of the town system to which it is connected.  The sanitary system is a newly constructed poso negro, with access to the road to meet the town system when installed.
