Where are the “new” bargain hot spots in Spain in 2026?

Thanks to strong demand from many quarters, property prices are rising in Spain at a higher rate than in many other places in western Europe.

That’s great news for home owners and investors, yet home hunters also realise that British pounds still go a very long way in many parts of Spain, when weighed against prices in the UK (and falls down when it comes to hours of sunshine). We recently published the top 10 places for British buyers that are dominated by the southern Costas and it was clear that average budgets have increased since last year.

From the same mid-year dataset it’s clear that some buyers are casting their net wider for more value, so we have picked out the 10 locations for property enquiries that did not appear in 2025 – plus those getting an unprecedented level of enquiries.

Of the list below four out of 10 locations have an average enquiry budget of under £100k. So if you worry you are getting priced out of Spain then check out the list below. It’s clear that Murcia and Almeria are where buyers are now seriously looking, and that Galicia is of increasing interest….

1. Alhama de Murcia

Close to the city of Murcia, this small community of expats is close to the regional park of Sierra Espuna so great for nature lovers rather than beach lovers. Very affordable!

2. San Pedro de Pinatar

San Pedro de Pinatar

Costa Calida town next to the Mar Menor on the up. Nature reserves, beaches and practicalities on tap, proximity to Alicante (airport and province) adds a small premium.

3. Mazarron

Further south in Murcia, this historic town is equally convenient for Murcia airport – 30 minutes – and offers access to some of the most stunning Costa Calida beaches.

Galicia

Including A Coruña, the historic port city that has become fashionable (Richard Gere owns a holiday home nearby), a handful of destinations in Galicia have entered our datasets this year, thanks to the mix of beaches, a cooler summer climate than the south, lush green landscapes and seafood. Pontevedra, Nigran and Valdovino all also feature, across all price points.
