Why foreign buyers are choosing the Costa Blanca in 2025
Offering great weather, fabulous beaches and a huge choice of new properties, the southern Costa Blanca remains as popular as ever.
The latest data from Spain’s Association of Registrars confirms that in Alicante province, 43.29% of home purchases between July and September were by foreign buyers – the highest percentage across Spain.
Sales are up on last year, reflecting the boom seen across Spain, with 13,261 home sales between July and September – 11% more than a year earlier. Only the cities of Madrid and Barcelona reported such high volumes of sales in that quarter.
This shows that despite – or perhaps because of – the economic headwinds facing other countries in Europe, our desire for a Spanish bolthole remains strong.
The Alicante province also includes the northern Costa Blanca, covering Moraira, Denia and Javea, but prices there tend to be higher and there’s less land available for new developments.
The southern Costa Blanca – especially around Torrevieja, the Orihuela Costa and Guardamar del Segura – offers the main areas for foreign buyers. So, where’s best to choose?
In and around Torrevieja
Buyers often start with Torrevieja, which offers so much choice – and many properties in this vibrant beach resort are easily reached from Alicante airport. The former salt-mining town has beautiful sandy beaches and seafront promenades, golf clubs, water sports, excellent healthcare, supermarkets and lively nightlife. It’s a melting pot of expat populations and English is widely spoken.
Prices have increased, but you can still find plenty of options for around £100k – whether apartments, one-bedroom bungalows or townhouses.
Nearby La Mata is also worth considering for a quieter pace of life. Known for its long, sandy beaches, it’s especially popular with retirees.
Santa Pola is another option. A tranquil town with child-friendly beaches and a working town feel, it’s active year-round.

Orihuela Costa: vibrant resorts and great value homes
Orihuela Costa is a large area popular for its vibrant resorts, beaches and many new urbanisations offering sleek new villas or traditional-style townhouses. If your Spanish is still a work in progress, it’s easy to get by here – English is widely spoken.
The area is well-equipped for holidays or full-time living, with shopping centres like La Zenia Boulevard, leisure attractions, golf courses, and beach resorts such as Ciudad Quesada, La Flamenca and Cabo Roig.
Explore its many residential neighbourhoods, each with its own charm and community feel. You’ll find two-bedroom apartments starting from just over £100k.
Guardamar del Segura: natural beauty and authentic charm
If you’re after a greener setting, check out Guardamar del Segura (or Guadamar, as it’s often called). It boasts a stunning pine forest and 11km of natural coastline.
Its Blue Flag, dune-backed beaches are breath-taking, but the town itself is also a gem – striking a good balance between a relaxed, easy-going lifestyle and enough buzz for activities and socialising.
It’s not far from Torrevieja if you want access to more restaurants and nightlife, but Guardamar retains a more authentic Spanish charm – and is known for its fresh seafood and bustling weekly market. The water park and golf courses of Rojales are nearby too.
You’ll find apartments from around £100k, and semi-detached townhouses for about £200k.
