Spain’s property market in 2025: how far does £150k go?
The Spanish property market motors on in 2025, in stark contrast to its nearest neighbour France, and indeed, the UK. Foreign buyer sales are up on last year, with Alicante the most in-demand province.
But with average property prices predicted to increase 8–10% per year, how far does your money go? Sadly, long gone are the days (or years) when you could get a huge amount for £100k by the coast, but your pounds still go an awfully long way in Spain.
The average price for a property search on aplaceinthesun.com has been hovering around £150k–£160k, and there really are properties in most areas for that sort of budget. Here are four options:
Affordable winter sun in Fuerteventura
The Canaries really are one of the best options if you want to escape our endlessly damp and grey winters without getting a second mortgage (most buyers do pay cash at this level).
Lanzarote and Tenerife will provide some options, but we suggest taking a look at Fuerteventura for the best sandy beaches, affordable property and laid-back feel. We aren’t the only fans – plenty of TV house hunters have discovered this of late too.
You can even find a new one-bedroom apartment in the island’s buzzy hub, Corralejo, for this budget – sometimes even a two-bedder, if you’re lucky. Also try Caleta de Fuste – or you might find a small traditional house in the surfing hub of Lajares that is negotiable to within budget.
Best value golf properties in Murcia
Properties on golf resorts are not often the most affordable option, as they are of limited supply and often in premium locations with superb views.
Head to Murcia, where you can still find apartments on the golf resorts handy for Murcia airport. According to the Golf Association, around 30,000 foreign golfers own homes in Murcia – the third-highest figure for a Spanish region. The average value of their home is around £100k – the lowest figure for all the main tourist regions.
Look to the Polaris World golf resorts – La Torre, Mar Menor, Hacienda Riquelme, Condado de Alhama, Las Terrazas and El Valle – with Nicklaus Design courses.
You can find a two-bedroom apartment with a balcony for around £150k if you shop carefully, but there’s also a good choice of one-bedroom options with outside space.
Beach living on a budget in Orihuela Costa
The southern Costa Blanca is perfect for vibrant resorts, beaches and dozens of urbanisations that offer a good choice of properties, from sleek new apartments to traditional-style older townhouses.
South of Torrevieja, the Orihuela Costa is very well equipped for holidays or full-time living, offering shopping – like La Zenia Boulevard – leisure attractions, golf courses and beach resorts such as Ciudad Quesada, Playa Flamenca and Cabo Roig.
You can find a two-bedroom home on a good development around Cabo Roig, Playa Flamenca, Los Dolses or Campoamor for €140k.
Inland a little, Villamartin or Las Ramblas are great options – you can find a three-bedroom semi-detached house and still have change from £150k.
Inland bargains and authentic homes in La Axarquía
Marbella continues to rocket in price, but look to the eastern end of the Costa del Sol and inland from the resorts of Torre del Mar and Nerja for options within budget.
You’ll find the increasingly popular area of Lake Viñuela, 25 minutes inland, where you can buy a three-bed villa for little more than £150k – but if you’re prepared to go another 10 minutes or so inland, there are even more options.
For authentic white villages sitting in the foothills of the mountains, La Axarquía includes the popular Cómpeta, Cútar and Comares – your £150k will really go a lot further.
In Cómpeta, you can find a small townhouse for less than €100k, but you’ll have a great choice if you have a bit more – such as a four-bedroom townhouse or a finca for £150k – even one with a swimming pool.
Don’t forget the cave homes of the Granada area too.
