Property prices rise in Spain but there is no new property tax so why wait around?

Despite very good numbers attending our latest property exhibition at Birmingham’s NEC, it’s clear from attendee surveys that there are still concerns about a new Spanish property tax being introduced.

You may have read about Spanish PM Pedro Sánchez’s ambitions for a 100% tax increase for non-EU buyers. Let’s set the record straight again: this has not happened.

There is no such law in place at the moment, and it is highly unlikely that such a drastic measure would ever come into effect. More importantly, any purchases made in the next year or so would remain completely unaffected, as any changes would have to be discussed and voted on in the Spanish parliament – and that all takes time!

Can you afford to wait?

Time is also something to consider. Property prices in Spain are rising at record rates, according to the latest set of figures. Delaying a purchase based on unfounded speculation could mean you also get priced out of the market.

Latest figures from the Spanish Housing Ministry show that the Spanish property market has had its strongest first half of the year for sales in nearly two decades. A total of 379,777 homes were sold from January to June 2025 – the highest level since 2007, the peak of the boom.

What is the impact on prices?

According to the latest data from the Tinsa, the valuation company, Spanish house prices rose by 9.8% compared to the same period last year. That means, for example, that something you might have been looking at last year – say, a house at €150,000 – might now be €164,700 (plus at least €16k in purchase costs).

But what is very interesting is that it is Spanish buyers who are driving this property boom. Local demand rose by 10%, while foreigners only increased by 2%. Sales to foreign buyers are actually down 6% year-on-year – so you’re not alone if you have paused your search.
