How much do you need to budget for a property in Costa Almería?

Blessed with Europe’s only true desert and swathes of salad-producing greenhouses, Almería’s sun-baked coastline combines unspoilt charm with pockets of modern, good-value beach homes. The Costa Almería is less developed than Spain’s busier costas and resorts there are smaller. Long stretches of its coastline – from San Juan de los Terreros in the north to Adra in the south – are untouched, especially Cabo de Gata-Níjar natural park. Its main airports are Almería or the new Murcia International airport to the north.

Up to £80,000

Even in the most popular resorts you’ll have a large choice of resale properties in good condition priced comfortably within this budget. “This will get you a lock-up-and-leave holiday home in a coastal location: typically, a standard no-frills two-bedroom one-bathroom apartment,” said Steven Howlett at VIP Almeria. Mojácar is Almería’s best-known destination and includes Mojácar Pueblo, a picturesque white town on a hill a kilometre inland, and Mojácar Playa, the modern resort part that includes several kilometres of beaches overlooked by small developments. In Mojácar Playa, VIP Almeria is offering a ground-floor two-bedroom apartment 500 metres from the beach and with a communal pool for €79,000. Or just up the coast in the small resort of Villarícos, it has a regular two-bedroom resale apartment in a small block a minute from the beach and port for €75,000. Up to £120,000

Larger resale apartments in prime locations, often penthouses and usually with two bathrooms, come into play with this budget. Sizeable terraces with golf or sea views should come as standard too. Larger resorts such as Mojácar Playa and San Juan de los Terreros have a good choice in this range. Otherwise, above the €120,000 mark you should be able to stretch to a new two-bedroom apartment, or for €130,000 a townhouse could be an option, advised Mr Howlett. Typical for Mojácar Playa is a two-bedroom townhouse with solarium, large terrace and communal pool three minutes from the beach, available for €137,500 from VIP Almeria. Equally good value are townhouses in the small modern resort of Vera Playa, 15-20 minutes north. Your buying power increases 10-15 minutes inland in or on the edge of towns such as Los Gallardos or Turre. Modern-style townhouses on small developments, refurbed village houses and often bungalows are achievable with this budget.

Up to £160,000

In beach resorts, this budget ticks most if not all things on a typical wish list for premium new apartments, as well as duplexes and townhouses, on the most desirable developments. “It’s entry level for three bedrooms,” said Mr Howlett. “And we are able to offer villas 12 minutes from Mojácar Playa from just over €150,000. This is the budget that clients wanting that extra terrace space or solarium need to be looking for on the coast.” In Turre, VIP Almeria has brand new three-bedroom villas available key-ready or off -plan in this price range. Elsewhere, Los Lobos is a traditional village inland of San Juan de los Terreros with a selection of modern townhouses.

Up to £200,000

New-build townhouses and villas in a beach resort are achievable but many of the properties in this price range are large country houses or villas on the edge of villages, complete with land and a private pool and more suited as primary residences. “In villages such as Arboleas or Huércal-Overa, a three-bed villa with private pool will cost €200,000 and come with yearly overheads for utilities, pool maintenance and insurance of around €3,200,” said Mr Howlett.
