How much you should budget for a Costa Cálida property

Britons are spearheading surging interest in Murcia’s Costa Cálida, where development and prices are playing catch-up with the neighbouring Costa Blanca. Highlights include the Mar Menor lagoon with its family-friendly resorts, bargain golf homes, including the revived Polaris World resorts, and the traditional seaside town of Mazarrón. The new Murcia International airport at Corvera opened this year; otherwise, there is Alicante airport further north.

Up to £80,000

Older two/ three-bedroom apartments and even townhouses within walking distance of the beach can be picked up in resorts on the Mar Menor, including Los Alcázares, Santiago de la Ribera and Lo Pagán, for this price.

It’s equally good value further south in Mazarrón, where a short drive inland can make a big difference to buying power. “For this, you can get a two-bedroom apartment in Puerto de Mazarrón or a detached or semi-detached two-bedroom bungalow on a popular residential urbanisation 15 minutes’ drive to the beach,” said Pamela Robson at Luz del Sol.

The huge Camposol golf urbanisation, 10-15 minutes from Mazarrón, has the best choice of detached villas and bungalows – aplaceinthesun.com lists 100 properties there under £80,000. Golfers in Murcia won’t feel left out. Back near the Mar Menor, €80,000-€90,000 is enough to bag a standard two-bedroom apartment next to the fairway on a resort such as Polaris World’s La Torre or Hacienda Riquelme.

Up to £120,000

This outlay could bag you a resale three-bedroom townhouse a hearty walk from the beach or a large front or second-line apartment in Los Alcázares or another Mar Menor resort. Otherwise, you could consider a brand new two-bedroom apartment on one of the small developments, with shared pool and facilities, that are springing up a stroll or short drive from the sea.

Turning to golf, your options now include two/three-bedroom, two-bathroom apartments, or even penthouses in the more affordable resorts such as La Torre or Hacienda del Álamo.

Ms Robson sheds light on availability around Mazarrón: “You could get a two-bedroom detached property with its own pool on an urbanisation or a two-bedroom townhouse nearer the coast on a smaller plot. Inland you would get more land.”

Up to £160,000

You can choose between a large resale townhouse in a prime spot, perhaps on a corner plot, or a new two-bedroom townhouse, both a short walk from the shores of the Mar Menor. For this price, you might also be tempted by a swish new frontline apartment, complete with solarium.

For a home by the fairway, Polaris World’s most established – and pricier – golf resort of Mar Menor has a choice of well-located apartments and even small villas for this price. Between the resorts of La Torre and El Valle is the small expat community of Lo Santiago, where three-bedroom detached villas with a pool are available for circa €170,000. Another similar option near La Torre is the Agua y Sol urbanisation.

According to Ms Robson, in the Mazarrón area this budget could get you a three or four-bedroom detached villa with its own pool on an urbanisation or a townhouse with communal pool nearer the coast.

Up to £200,000

Take your pick of the best the resale townhouse market has to offer in Mazarrón and any of the Mar Menor resorts. Fans of new-build will have a good choice of premium townhouses as well as the cheaper end of detached villas with private pool.

The Mar Menor golf resort has a choice of villas and most desirable apartments for this price. Or in the Mazarrón area, you won’t struggle to bag yourself a detached three/four-bedroom villa in urbanisation on a large plot with a pool.
