Five Minute Focus on Kalkan

Where is it?

Located on Turkey’s beautiful Turquoise coast 81km east of Fethiye, lies the town of Kalkan. Just a four-hour flight from the UK, the town is served by Dalaman and Antalya international airports, offering regular charter flights over the summer and year-round scheduled services.

Not your average Turkish resort?

Clinging to the sides of the Taurus mountains, Kalkan encircles a beautiful bay, with two picturesque islands dotted on the horizon. The heart of the town is the Old Quarter, with quaint streets running to the harbour and local beach. The bay is characterised by Italian style beach clubs with private rock bathing platforms, each with their own restaurant/ cafe and water taxi services from the harbour.

Just 5 minutes drive due east is Kaputas Beach, one of Turkey’s most photographed beaches. To the west is another famous Beach at Patara, with its 17km of uninterrupted sand, ancient ruins and nature reserve.

Kalkan is more than just another pretty seaside town. It has a reputation for its friendly cosmopolitan atmosphere, excellent dining and low-key night life. Within a short drive of the town you can also find yourself in stunning mountain scenery with pine forests, river gorges, and sites of antiquity.

Kalkan’s Mediterranean climate, stunning scenery, Blue Flag awarded sea, amazing restaurants and local hospitality are an addictive combination. Once experienced, it is easy to understand why so many regular visitors want to buy there.

What property can you find?

Renowned for high quality, individual and low volume construction, Kalkan offers a choice of many types of architectural design, from traditional Mediterranean to ultra modern. Local planning rules ensure low-density development and height restrictions limit most buildings to just two main floors. The speciality of the town are its roof terraces, from which almost every property offers a sea view. In addition Kalkan’s Old Quarter offers a small number of highly individual properties and the community developments of Club Patara and LaVanta offer resort style living.

A home for every budget

Kalkan has a property for every budget, with one-bedroom resale apartments priced from £40,000-£60,000 and two bedrooms apartments from £60,000- £100,000. Both are generally sold with a shared pool and fully furnished. More spacious duplex apartments start from £75,000, and for £120,000-plus you can get a new-build duplex apartment with private pool.

The villa market varies widely in price depending on size and location, with prices from £130,000 upwards. Currently resale villas with private pools make excellent investment buys with great potential for updating and holiday rental. At the top end of the market the range of luxury property on offer is breathtaking. High-end ultra modern villas with spectacular infinity pools and beautiful interiors, start from £499,000, representing great value when compared with other Mediterranean markets.

A good investment?

Kalkan has a well established holiday rental market offering attractive returns. Two-bed apartments rent for between £450-£650/week and small villas for £600-£900, with the luxury end of the villa market charging anything up to £3,000. Annual net returns of 4-5% are possible with 12-18 weeks of summer rental.

For most buyers however, purchase is driven not by pure investment factors, but a desire for a Kalkan holiday home that delivers a modest return. There are no restrictions on holiday letting, but owners should register with an accountant and file an annual tax return. Any tax paid in Turkey can be offset again UK tax liabilities. The winter is an ideal time to get a bargain before the quieter winter months.
