About Y. Argyrides & Associates LLC
Founded in 1968, Y. Argyrides & Associates LLC is an independent, English-speaking property law firm based in Larnaca, Cyprus. For nearly six decades, we have helped British buyers, expats and overseas investors safely buy and sell property in Cyprus.
Whether you are buying or selling a holiday home, relocating to Cyprus, retiring in the sun or investing in a buy-to-let apartment, the legal side has to be right from the first outset. Buying abroad means trusting people you have never met, in a system you do not know. Our role is to give you confidence without relying on trust alone.
Independent Cyprus property lawyers, on your side only
We have no ties to developers or estate agents, because we want to act solely in our clients’ interests. We also advise the Registration Council of Estate Agents, which registers and regulates Cyprus estate agents, giving us direct insight into how property sales should proceed, and where problems can arise.
Conveyancing in Cyprus, from reservation to title deeds
Before you pay a reservation deposit, we confirm the seller’s ownership and check for mortgages, charges or other encumbrances. We also review the planning and building permits, negotiate the sale contract in your favour, file it with the Land Registry and oversee the transaction through to completion.
Buying off-plan or a new build? We check whether the land is mortgaged and include the necessary contractual protections. We also review the planning and building permits, architectural plans and technical specifications, and support you through to project completion.
Buying property in Cyprus from the UK
You do not need to travel to Cyprus to sign documents. Many British clients buy their Cyprus property from the UK by granting us power of attorney to act on their behalf, with regular updates via email.
Brexit and buying property in Cyprus
Since Brexit, UK citizens count as third-country nationals in Cyprus. British buyers now need a permit to acquire property. We apply for the permit on your behalf and tell you straight away if a change in the law affects your purchase.
Moving to Cyprus: residency for British expats
If you plan to relocate or retire to Cyprus, we will explain the residence permit options open to UK citizens, from temporary residence for retirees to permanent residence through property investment, and coordinate your application with your purchase.
Wills, probate and inheritance
Owning property in Cyprus means your estate here will need administering one day. We prepare Cyprus wills, handle probate and estate administration, and help families in the UK deal with an inherited Cyprus property.
Where we work
Our office is in central Larnaca, and we act for buyers across the island. You will always know which lawyer is looking after your purchase, and how to reach them.
Questions British buyers often ask us
Can British citizens buy property in Cyprus after Brexit? Yes. UK citizens can still buy property in Cyprus, but as non-EU buyers they need a permit, which your lawyer applies for. The rules on how much non-EU buyers can own are currently under review.
Do I need a lawyer to buy property in Cyprus? It is not compulsory, but an independent lawyer is the only person in the sale acting solely for you. Most problems buyers face, especially with title deeds, can be avoided with proper checks before signing.
Can I buy property in Cyprus without travelling there? Yes. With a power of attorney, your lawyer can sign and complete the purchase for you while you stay in the UK.
Can I live in Cyprus if I buy a property here? Owning a home does not give you residency on its own, but British buyers can apply for temporary or permanent residence if they meet the conditions. We will advise you which route fits your plans.
