Designed by TAZLAB Architects, Villa Aegean is shaped by its extraordinary relationship with the Ionian Sea. Set directly on the waterfront, the house opens towards the water through floor-to-ceiling glazing and expansive terraces, with the sea present throughout the principal living spaces. From the garden, a private natural stone staircase leads down to the water, making the coastline an extension of the property itself.

The 295 m² main residence is arranged over three levels. At its heart is an open-plan kitchen, dining and living area that opens directly onto the terraces and heated infinity pool, with uninterrupted views across the Ionian Sea. The principal suite shares this level and connects directly with the outdoor living areas.

Two further bedroom suites occupy the upper floor, both looking out across the water. On the lower level, a guest bedroom and spacious children’s room provide additional accommodation for family and guests. Set separately within the 4,600 m² grounds, a 45 m² guesthouse offers an independent place to stay, with privacy from the main residence.

Outside, the 60 m² heated infinity pool sits between the villa and the sea, surrounded by generous terraces and places to dine, gather or simply spend the day outdoors. The entire property faces west towards the Ionian islands. As the light changes through the afternoon, the terraces become the natural place to be, with the sun setting across the water directly in front of the villa.

Paleros is just 1 km away, bringing the waterfront, marina and restaurants within walking distance, while the villa retains the privacy of its 4,600 m² seafront setting. Lefkada is around 20 minutes by car and Aktion International Airport approximately 19 km away.
