Full Description
This large, four-bedroom family home, built in the 1970’s and recently renovated, is located on the edge of the woods in a small hamlet of just a few houses at the end of a cul-de-sac. Although close to the centre of a village in the far south of the county of Haute-Vienne, you truly feel like you're in the heart of the countryside, as its ca. 1-acre plot is bordered to the north by woods and to the south by meadows. Meuzac is a charming little village with local shops, a swimming lake, a second lake known for its waterskiing, and good access to the motorway, allowing you to reach Limoges city centre in just 30 minutes. If you long for the countryside but can't quite leave civilization behind, this house is perfect for you.For family or guestsBefore the current owner also created a garden-level living space connected to the main house, the ground floor was only accessible via an external staircase. The idea was to create both a self-contained space downstairs, similar to the B&B’s, and to extend the house by having two liveable floors. The choice is yours with the current layout, but it's possible to go even further by creating a completely self-contained apartment.
At garden level, you walk over a concrete terrace on the southeast side to reach the spacious entrance via large French doors with an electric sliding shutter. On either side of the entrance is a bedroom, each with a large sliding glass door and electric shutter. At the far end of the entrance hall, there is a renovated bathroom with a separate toilet. Behind the second bedroom, a room is used as a workshop with a large sliding door on the east side. Behind the first bedroom, the boiler/utility room houses the oil-fired central heating system that supplies both floors. Wooden French doors lead to a sort of unheated courtyard/covered area with a slate-paved floor and a glass-block wall, as well as sliding French doors opening onto the terrace.
A spiral staircase leads from the entrance hall to the ground floor, where a spacious living room features solid chestnut flooring. Two windows offer lovely views of the surrounding countryside. A hallway/landing separates this room from the fitted kitchen on the north side, the bathroom with separate WC and built-in cupboards, a third bedroom on the north side and a fourth bedroom on the south side. At the end of the hallway, on the east gable end, is a storage room and at the other end, on the west side, a glass door opens onto a large, heated veranda, bright thanks to its wall of windows and sliding glass doors and three skylights and enjoying lovely views to the west and south. A large sliding front door provides access to the tiled patio and the covered external staircase at the rear of the house, on the north side.
From the hallway, a landing/storage area connects to the stairwell, providing access to the attic above. This space, built over a concrete floor and divided into three sections by doors and load-bearing walls, comprises a central landing with a Velux and two rooms with good-sized (single-glazed) windows on the east and west gables. Thin insulation has been installed under the roof, as the attic is ready to be converted to your liking!Variety in the gardenLeaving the cul-de-sac, you enter the nearly 1-acre plot, which is entirely fenced in. A metal double gate leads to the right of the newly tarmacked private driveway, which ascends to the rear of the house. Parking is available behind the house in the spacious designated area or in one of the three open garages with concrete floors. Once you've parked your vehicle, a slate-paved path leads you back to the house and the ground floor entrance. A little further up, there's a small wooden shed on a concrete floor, perfect for storing garden furniture. Further up, a fenced area within a small, wooded area of ca. ¼ acre would make an ideal chicken coop with two wooden shelters.
In front of the house, besides the large south-facing terrace offering a peaceful view, a landscaped garden welcomes you with a fenced vegetable patch and a recently installed, compliant reedbed treatment system.Access and amenitiesYou are located 2 minutes from Meuzac, with its infant and primary schools, local shops, and recreational lakes. Limoges city centre is only a half-hour drive away. Paris is approximately 4 hours away by car or train.
