There is also the possibility of acquiring additional adjoining meadows for those needing more land.The two housesLocated along a small, quiet hamlet road, the two east-west-facing houses are separated by a barn with a floor area of approximately 270m² (2900 ft²). The small house, with a rendered facade, is partly built over a cellar, and has a convertible attic and an adjoining garage/boiler room. This contains a working oil-fired central heating system. The house is entered through a front terrace with a central entrance, at the far end of which is a small shower room with a toilet. To the right of the entrance are two bedrooms. To the left is a kitchen opening onto a dining room. French doors from the kitchen provide access to a small garden at the rear. The septic tank located in this area will need to be brought up to regulations.
The larger house has a lot of character with its magnificent facade of carefully pointed local stone. A living/dining room extension, also built in stone, was added on one side and increases the single-floor access living space. At the other gable end of the building, a stone lean-to and a well, adjoining each other, provide storage and water for your future animals or vegetable garden. The house features a central entrance with front and back access. To its left, a hallway leads to a shower room with a toilet and a ground-floor bedroom. To the right of the entrance, a kitchen with a fireplace and, extending from it, the lounge.
On the first floor we have a central landing and three bedrooms. The largest of which, located to the left of the landing, has a private ensuite bathroom with a toilet and a walk-in wardrobe. The other two bedrooms, located to the right of the landing, are adjoining each other. A closed staircase leads up to the convertible attic above. The house is in need of complete renovation and has a septic tank, which, however, requires upgrading.The numerous outbuildingsOne advantage of these agricultural properties is that they have several outbuildings that are very useful for everyday use. This property is no exception. Here we have a large stone barn with a flat-tiled roof, with an adjoining roofed stone hangar suitable as a stable or for hay storage. The barn has pigsties on the north gable with storage lofts above. There are three sets of stables interspersed with two open barns. In addition, there are two open sheds, one with a timber frame and a clay tiled roof (ca. 44’2” x 41’). The other, opposite the large house, on the other side of the hamlet road, has a metal frame and tin roof, measuring approximately 45’9” x 26’2”. Finally, a large animal shed with a metal frame and a cement fiber roof of approximately 98’4” x 62’3” rounds up the number of outbuildings available.A large and varied plot with a spring and magnificent viewMost of the land adjoins the buildings. (Only 4 500m² (just over an acre) of perfectly flat land, including one of the sheds, is located just across the hamlet road and could make a nice vegetable garden.) It consists of several well-maintained, fenced meadows, all fed by a spring, delivered to different areas via underground pipes to water troughs. As it is located on the crest of the hill, part of the land (approximately 4.5 hectares (ca. 11 acres) northeast of the property) is on a moderate slope. It is easy to rear sheep, goats, or horses here, by adapting the fences currently intended for cattle.Access and AmenitiesThe small rural village of Vicq-sur-Breuilh is located on both sides of the A20 motorway, near the romantic village of Pierre-Buffière, perched on its rocky peak, on the way to Limoges. The village has some small amenities and a very good restaurant, but Limoges city centre is not far, about 20 minutes away, and its airport is 30 minutes away. The southern Limoges shopping area is only 15 minutes away. Paris is just over 4 hours by road or 3.5 hours by train from Limoges.
