Full Description
A magnificent Óbidos Lagoon Villa with Guest Apartment, Heated Pool and 95% Solar Autonomy.
Mornings here start with coffee on the terrace, looking north west across the Óbidos Lagoon to the Atlantic. Days are spent on the water, on the fairways or at the market and evenings end with the sun setting over the sea. Built in 2014, this private villa has three bedrooms on the main floor, a self-contained one bedroom apartment below, and a large garden with a heated pool. Solar power, a private borehole and a ventilation system keep running costs extremely low,
Life on the lagoon
The calm lagoon water is a two minute walk from the door, and the open Atlantic beach five to seven minutes further on. The lagoon is shallow and sheltered, ideal for young children, swimmers and anyone learning to paddleboard, kayak, kitesurf or windsurf. Surfers cove is just 5 minutes away, with Peniche and the famous Supertubos waves within easy reach. In winter the lagoon fills with migratory birds, flamingos among them, so the view changes with the seasons.
This is a place that stays alive all year. Four restaurants and a minimarket, all open year-round, are a two-minute walk away, so fresh fish at lunch or a sundowner after the beach needs no car at all.
Golf, history and markets
West Cliffs and Royal Óbidos, two of Portugal's most celebrated courses, are five minutes by car, with Praia del Rey and Bom Sucesso within 10 minutes. The medieval walled town of Óbidos, with its cobbled lanes and year-round festivals and the market town of Caldas da Rainha, where the daily fruit and vegetable market fills the main square are just 20 minutes away. Lisbon and its airport are around one hour away.
The house
The main floor is built around a 70 m² open-plan living and dining room with high ceilings and a wood-burning fireplace, opening onto the terrace. The kitchen is fitted with Miele and Bosch appliances, including a steam oven with motorised upper cabinets. The master suite has a walk-in wardrobe, shower and jacuzzi bath. The two further bedrooms are both en suite, and there is a guest shower room.
At garden level, a 65 m² apartment with its own living area, kitchenette and en-suite bedroom is ideal for visiting family and guests. The same level holds a games room with pool table, a climate-controlled pantry and wine store, laundry, workshop and a double motorised garage, all with step-free access.
The garden
The garden is made for outdoor living. It has a heated 12 x 5 m pool with a retractable motorised enclosure for year-round swimming, an outdoor kitchen, a small beach area and a vegetable garden. A borehole provides irrigation. The north-west terrace catches the evening sun and, in summer, the sunset over the sea. It also catches the afternoon nortada breeze, so the barbecue awning retracts automatically in strong wind.
Built to last, cheap to run
The house is reinforced concrete built to anti-seismic standards, with 40 cm walls, marine-grade PVC double glazing and Somfy electric shutters. A Victron three-phase solar system (15 kVA, 10 kWh lithium battery) runs off-grid with EDP mains as back-up. Since new inverters were fitted, the house has run at approximately 95% energy autonomy. Solar thermal panels feed a 300-litre hot-water tank, and a 135-metre private borehole supplies drinking water. Underfloor heating is zoned. An Eoltec positive-pressure ventilation system keeps humidity in check, which matters this close to the Atlantic. Video intercom, wired alarm, RJ45 network and central vacuum are installed.
