When the local population built a church in Agia Sofia
here 1630 AD , they chose a place like no other. Resting on the headland where two incredible gorges come together, the church has open views down to Kardamyli and of almost the full coastline of the Mani. The property on offer sits behind this church in an elevated position in the village and commands very similar views, open sea and the coastline below. Situated at the edge of the village and at the end of the no-through road, the villa is in a very quiet, undisturbed area. Surrounded by a stone wall and at an elevation above the neighbouring properties, you enter the property through a private wooden gate and are immediately greeted by the swimming pool to the front, south facing side of the garden area. Built of the lighter, local traditional stone , the colours of the property are what you are immediately greeted by... pale blues of the doors and windows, rich burgundies of the bougenvillia, a variety of shades and colours from the flowers and plants surrounding the property. Entry to the house is from the ground floor, into a hallway having two double en suite bedrooms to each side and a bathroom to the end. The 3rd bedroom also being at this level is accessed from the garden. All bedrooms having views south, across the pool, out to the coast. Taking the central staircase you reach the open lounge and kitchen/dining area. Large open windows bringing lots of light and the beautiful views into the house. French windows off this floor, open out to a balcony at the front of the house and french doors off the side take you to a large open dining area, covered with a pergola and perfectly located to access directly from the kitchen area. A stone staircase from this patio area takes you directly down to the poolside area. Wrapped in vines, and plants and very cool in the summer months, this will surely become a favourite spot to chill and relax. The lounge area is centred around a wood burning fireplace and furnished with comfortable sofas and very tasteful furniture. Perfectly set up for those winter evenings, when too cold to sit outside. A modern fitted kitchen and dining area take up the other half of the upper floor. All beneath an open, wooden vaulted roof area, complete with ceiling fan, which you will also find throughout the property. The front of the property and arrangement is all centred around a nicely sized swimming pool, from which you have the dramatic views across to the gorge, down to the sea and along the coast. Wrapped around is a landscaped garden area, and this makes it a very pleasant place to cool off, top up that suntan and entertain family and friends. To the rear of the property a Utility Room can be found, complete with washing machine, ironing area, storage and sink unit. A nicely sized workshop sits in the corner of the garden area, and next to this can be found the back up fresh water storage. Another shaded outdoor area with hammock, and seating around a table is found to the east end of the main villa, there to capture the morning sun. Heating and cooling of the villa is done with a combination of wood burning fireplace, reversible air conditioning units and ceiling fans throughout. Hot water from both solar and electric immersion. A covered private car parking space has been created to the side of the property, and the central village parking area is only 40 mtrs from the villa. Built in 2017, the villa has been improved on and kept very well maintained, looking brand new, even today. It has been very tastefully furnished with beautiful furniture and high quality fittings used throughout. . Purchase of this property would qualify the new owners for a Golden Visa residency in Greece. A very short 8 minute drive brings you to the well known village of Kardamyli and the swimming beaches of the Mani. Here you will find supermarkets, tavernas, shops and other service providers you may need. Kardamyli is also the municipal centre of the region and only a 50 minute drive from the international airport of Kalamata. The village of Agia Sofia is famous for its byzantine church dating back to the 1700's but it is also in an area of natural beauty, sat between the two impressive gorges running down to Kardamyli , it is removed from the main road traffic and is a favourite for hikers, using the old donkey trails up from Kardamyli to reach the area. Upwards from Agia Sofia, the Taygetos Mountains are very accessible and are a great recreational region for hikers, climbers and cyclists.
