Full Description
A regulated village plot with frontage onto two separate streets — two ways in, and the option to split — with two old stone houses standing on it, in a quiet corner of the Varna countryside about an hour from the city, its international airport and the Black Sea coast.
- Frontage Onto Two Streets
This plot borders a street on two sides. For a village plot that is unusual, and it is the first thing to look at.
Two street frontages mean two independent ways in. The two houses can be reached and serviced separately instead of sharing one approach, and during any building work there is a second route for deliveries and machinery — which matters more than people expect on a village plot.
It also opens the possibility of dividing the land into two independent building plots, each with its own road access and each suitable for its own house, subject to the usual municipal approval for subdivision. Build one and sell the other, keep one for family, or simply enjoy a corner position with open aspect on two sides.
- The Plot
The regulated plot measures 1,279 m² and sits inside the village building line in quarter 20, designated urbanised land for low-rise construction up to 10 metres. The plot fronts onto two separate streets, with neighbouring plots on the remaining sides.
It is a green, mature setting — fruit trees and established growth across the land, farmland and open country immediately beyond the village edge.
- The Two Houses — An Honest Word
Both houses are derelict. The roofs have gone in places and neither is habitable as it stands. Treat this as a plot with materials on it: a full restoration for someone who wants a stone village house, or a clearance and a fresh build.
The larger house is 75 m² and the smaller 40 m², with a further outbuilding of 40 m². Old stone and timber of this kind can be beautiful once brought back, and the walls and footprint are already there — but go in with your eyes open and price the work properly. We are happy to introduce you to a local builder for an estimate before you commit.
