List price: €1,700,000.
Behind an ivy-clad limestone façade in the medieval heart of Rutigliano, Palazzo de Lumi has stood since 1778. Today it pairs its original architecture with a private spa, an internal lift and a 200 sq m roof terrace looking towards the Adriatic. The coves of Polignano a Mare are 15 minutes away and Bari Airport 25 minutes. This is a freehold palazzo of around 780 sq m (8,396 sq ft) that already runs as ten guest apartments and studios. It can be enjoyed as a landmark home or kept as an established hospitality business.
The palazzo is offered through a private online auction instructed by the owners. This is a voluntary sale, not a court-ordered or repossession sale. The auction takes place on 18 November 2026, and bidders must register by 16 November 2026. We are happy to explain how to register and take part.
The palazzo was restored with care and with sustainability in mind. Exposed stone walls, vaulted and beamed ceilings, frescoes and patterned encaustic floor tiles sit alongside contemporary furniture, fitted kitchens and designer bathrooms. One bathroom has a freestanding tub set beneath a stone arch. Tall windows and French doors open onto small wrought-iron balconies dressed with flowers, filling the rooms with natural light. In one apartment the original masonry cooking hearth, clad in hand-painted majolica tiles, has been preserved.
The layout, across four levels plus the roof:
Lower ground floor: the wellness area, with a 35 sqm (377 sqft) indoor pool beneath stone vaults, a second circular pool and a 7.5 sqm sauna.
Ground floor: entrance hall, massage room, changing rooms and three bathrooms.
First and second floors: ten self-contained units with nine bedrooms and one studio, ten bathrooms in total. Each unit has its own kitchen or kitchenette and living area.
Roof: a 200 sqm (2,153 sqft) terrace with several areas for dining, entertaining and sunbathing, plus a laundry, WC and storeroom. Subject to permissions, there is scope to add a rooftop pool.
An internal lift serves every level, which is a rare feature in a building of this age.
The investment case is straightforward. The ten units currently generate more than €120,000 a year in rental income, with full figures available on request. The building's scale and layout also suit a boutique hotel, serviced apartments, a wellness retreat or an exclusive-use events venue. The palazzo could equally be converted into a private residence. A complete furniture and equipment package can be purchased by separate negotiation, ready for turnkey living or rentals. The rentals website, listings and marketing material are also available separately.
Rutigliano, known as the "City of the Grape", is an authentic Apulian town celebrated for its terracotta craft. Cafés, artisan shops and trattorias are on the doorstep.
