The four bedrooms occupy their own wing off a proper entrance hall, keeping sleeping accommodation private from the entertaining space.

The living, dining and kitchen area runs as a single volume, with a wall of glass sliding open to the terrace and pool. The kitchen is specified well above the price point: matt graphite handleless cabinetry, a tall bank housing two ovens and a full-height fridge freezer, an induction hob beneath a boxed extractor, and a light oak island with white stone worktop and breakfast seating.

BEDROOMS AND BATHROOMS

The principal bedroom takes the corner position, with a full-height glazed wall opening onto the terrace. WHY THIS VILLA IS WORTH YOUR ATTENTION

Most villas at this price are estate designs repeated fifty times over, built to a formula. This one is the work of an architect, and that quality holds its value in a way a standard build does not.

The numbers make the case. At 355 sqm of accommodation on 800 sqm of land, this is roughly twice the plot of a comparable Hua Hin estate villa and a house well beyond the four-bedroom norm. Equivalent specification nearer the coast sits meaningfully higher.

What you cannot easily add later is already here. The kitchen, the marble bathrooms, the outdoor kitchen, the gym and the established landscaping represent real cost a buyer would otherwise carry after completion, when the budget is spent. The villa is effectively new, yet the garden has matured.
