The K16 resort covers an area of ??270,000 m2 and is located on the northern slopes of the Bjelasica mountain at an altitude of 1600 m. Completion of the first phase, the Arnica and Yarrow residences, which will be managed by Swissotel Resort, is planned for winter 2023/2024.
Resort K16 will be the first ski-in/ski-out concept in Montenegro. It will consist of two zones of high-class hotels and apartments and a zone of exclusive mountain houses, typical for the northern region of Montenegro. All units within the hotel zones will be managed by the hotel.
Arnica Residence will have 85 units spread over 5 levels:
- studio apartments (27 m3, 36 m2, 41 m2, 44 m2) available at a price from 137,000 eur to 257,282 eur
- two-bedroom apartments (59 m2, 60 m2, 61 m2, 65 m2) available at a price from 305,650 eur to 396,266 eur

The resort is located right next to the ski slope, only 12 km from the center of Kolasin and 60 km from the capital Podgorica, which can be reached by highway. The nearest National Park Biogradska Gora is 30 km away, and the nearest airport in Podgorica is 73 km away.
