It features predominantly limestone-clay soils and an ideal microclimate. Significant temperature fluctuations and constant sea breezes grant the products elegance, structure, and longevity. A rare and prestigious opportunity aimed at investors and professionals wishing to acquire a land and real estate heritage with extraordinary development potential.
Land Layout and Vineyard Heritage
The estate spans a total area of 18 hectares, wisely distributed to ensure maximum operational efficiency:
• 8 Hectares of Specialized Vineyard: Plants in full production maturity, established between 2011 and 2012, managed with a low environmental impact and yielding an average of approximately 90/100 quintals per hectare.
• 6 Hectares of Arable Land: Currently used for seasonal crops and generating income through a lease to a local agricultural entrepreneur.
• Approx. 2 Hectares: Areas dedicated to maneuvers and logistical vineyard services.
• 1.8 Hectares: Reserved for woodland and a historic park belonging to the manor villa.
Agricultural production is focused on enhancing renowned indigenous and international grape varieties, distributed as follows:
• White Grape Varieties (3.60 ha total): Maceratino (1.4 ha), Chardonnay (0.9 ha), Garofanata (0.65 ha), Incrocio Bruni 54 (0.65 ha).
• Red Grape Varieties (4.40 ha total): Sangiovese (1.5 ha), Montepulciano (1.5 ha), Merlot (0.5 ha), Lacrima (0.5 ha), Petit Verdot (0.5 ha).
The Brand and Production Infrastructure
Established in 2009, Villa Lazzarini is a well-regarded reality praised by industry critics, famous for boutique productions such as Bianco Vellente (made from the rare and native Garofanata grape) and its Spumante Brut sparkling version. At full capacity, the estate expresses an estimated production potential of about 60,000 bottles per year (0.75 lt format).
Currently, agronomic field management and processing/bottling operations are entrusted to leading third-party companies and partner facilities of excellence, under the direct supervision of the estate's enologist. For the future development of the estate, the planning process has already begun for the construction of an underground winemaking cellar with a minimal environmental impact, complete with a retail wine shop. At present, the retaining wall for the original excavation has already been completed, providing the buyer with the technical foundation to finish the project. The commercial package is completed by the already operational estate farm shop.
Historic Heritage: The Manor Villa and Development Potential
The estate is embellished by an ancient Historic Manor Villa dating back to the 17th century, an extraordinary witness to the period architecture of the Marche territory. The property offers substantial surfaces:
• Main Villa: approx. 1,300 sqm
• Attic: approx. 310 sqm
• Annex: approx. 70 sqm
The building, currently uninhabitable and preserved exclusively in its original perimeter walls, is registered as a dilapidated unit (unità collabente - F/2) and now requires a comprehensive reconstruction and building restoration intervention. Due to the current state of the premises, it was decided not to include photographic material of the villa in this listing.
