Despite its quiet location, the house is conveniently situated amongst ancient oak trees, just a ten-minute drive from the small village of Spedalicchio, where you’ll find a local grocery shop and one of the best restaurants in the area, and about fifteen minutes from the town of Umbertide, which offers a full range of amenities. Some of central Italy’s most beautiful towns, including Cortona, Perugia, Assisi, Siena, Mercatale di Cortona and Lake Trasimeno, are all within easy reach for day trips, making Casa Bosco del Niccone an ideal base for exploring the region.
The house is spacious and full of character, spread over two floors. On the ground floor, the living area is open and set across three levels, giving the space both flow and personality. At the top level, there’s a good-sized kitchen that opens out onto a wisteria-covered pergola with a large table – perfect for long outdoor lunches or evening meals.
